I like lived in homes when they are properly staged. We rarely see fully staged vacant homes in my market. Vacant homes are a bore to sell.

But of course, all depends on the condition and homeowners desire to cooperate with a selling process.

It depends on my clients. Most of my investors prefer empty. I prefer to have them staged or lived in that way clients can see furniture placement then it makes it easier for them to place theirs.

Depends on the house.

Some houses don't need staging, the area, condition and floorplan sell the house itself.  Homes with odd floorplans need staging, but it has to have the right vibe.

Lived in is the hardest because you need to schedule appointments to show.

A vacant home is usually harder to sell, the perspective Buyer can't get a feel for furniture placement, etc.,  Better to have it staged or lived in.

My wife and daughter own a staging company, and when they work their magic properties sell fast and for top dollar.  I would take a staged home any day.  We are fairly unique in that we will stage an occupied home if we think it will enhance the home and help it sell quickly.  We focus on the luxury market, so staging can get expensive, but they have a strong inventory on hand.

I would say staged. Empty rooms actually look smaller and are not very attractive; lived in can have scheduling issues or not be perfectly tidy.
