See Ariz. Rev. Stat. § 32-2156.

 

If the buyer asks, however, it is important that you do not lie to or make misleading statements about the matters above. Instead, either answer honestly or indicate that you will not answer because you are not required to do so by law.

It depends on when the deaths occurred. I've had clients decide to disclose even when not necessary because the neighbors knew about the death and the seller didn't want the buyers to be unhappy if they found out after closing.

Look at your disclosure form and consult with your local association.  If an attorney involved, you can confirm it with them as well.  If it is your Buyer and you know, I would disclose (even if I don't have to).

If a murder or suicide took place in a home I was buying I would want to know. In some cultures the buyers would absolutely want to know. As far as the state mandate on disclosing such facts, I would check the standards set for your locality. From the Golden Rule persepective I would recommend disclosure.

Not in our state.  However, if someone asks an agent if there has been a murder or suicide in the home, and the agent knows there has been, of course they have to disclose it.  But our seller's disclosure statements do not ask this question.

We did a blog about this a few years ago. New Jersey is one of only a few states where complete disclosure of physical or psychological impairments is required whether a buyer specifically asks or not. In NJ law, psychological impairments includes murder or suicide on the property.

if it would make a buyer change his/her mind about buying, I would disclose....decades ago I had a young franklin cop and his young family looking for a home.... I found the perfect home.... I gave him the history on that home...he did not want to buy it because someone died in it....not a murder....just a death...

Refer to the laws of your land.

In many states such disclosure is not required and the listing agent can remain mum. 

Two days before closing of the 'foreclosure home' the optimistic buyer excited about moving it the the newly refurbished home, ran into the neighbor. The true story of the gruesome machete murder told by the neighbor snuffed out all optimism.

Disclosure and price reduction accompanied second attempt.

Did the listing agent suffer ramifications for remaining mum?

No.

Was it because it was a foreclosure or because folks really don't care?

In CT, those types of disclosures are pecifically not required by law. If listing agent aware and if asked, then it would be a moral obligation to be truthful.

I knew two persons who got burned to death at burned site because the local newspaper says so. I thought few would be interested. It had 20 offers first week. Six months later it was back on the market. In all the disclosures the realtor never mentioned any thing.... I have low respect for that agent.

     If you have a fiduciary with the Seller, you could damage their position by disclosing that information.  You may want to seek legal counsel when listing property that many people will consider "stigmatized".
