Skunks don't change their stripes...they were "out of control" when you took the listing.  I suspect that you did not set yourself up as a pack leader from the beginning.

You need to sit them down and now explain how the NEW rules will benefit them...or drop the listing.

They think they are selling it their way & you unfortunately might not have been strong enough on why it is doing just the opposite. Why else aren't they getting it? If you expect them to read the rules it ain't gonna happen. You have to have the talk & get prepared to throw in the towel. You'll be a better agent for it.

You have some great advice here, and while you may be able to salvage things with a serious talk about expectations, do's and don'ts, etc. it may be time to let them know you are not the right fit, cannot meet their expectations, and need to move on.

I would sit them down and let them know what HAS to happen in order for this home to sell. BUT....  honestly, if they are double parking outside to highlight the lack of parking, and are not listening to all the other guidance, they don't want to sell. So maybe I'd keep the discussion short - "It's apparent you are intent on sabotaging this sale. Do you want to sell or not?"

Then base next steps on their response.

Contrite and promise to do better? Give them one last chance.

Any BS? Fire them. It's not worth effort if it's not going to sell.

Time to set some boundaries & rules, in writing or be prepared to walk away.  We are hired for our expertise, if we offer it and it's continually ignored and even undermined, the results will not be what the seller's want. 

Selling needs to be cooperative and what you describe is destructive and disrespectful. If you won't speak up for yourself, they have little reason to respect you going forward. Get the conditions you need or move along.

Sounds like chaos.  However, we recently closed a situation such as you describe.  We represented the buyer and another agent and brokerage represented the seller.  We all worked hard to keep our clients in line and we eventually closed successfully.
