High quality professional photography and then utilize the best photos in every marketing avenue under the sun... I recently met with a homeowner thinking of listing her home and she said she weeded out agents based on photo quality and only wanted to meet with agents that 'wowed' her with their listing photos. 
Of course this is a win-win...buyers love great photos and sellers appreciate it and future sellers notice it!

First, the marketing that I do for listing not just for buyers, it is for sellers also. In fact, I would almost rather get a listing call that a buyer call. 

The best way to get a new listing is to get a listing and spread the news about it to the surrounded neighbors and beyond. Just listed postcards are good, just sold postcards are better and both need to have professional high quality photos. 

I also have a high quality video tour done on most listings and blast that all over FB and social media. You can see everything that I do on my Fb business page. I am easy to find. 

When I go on a listing appointment, I show the sellers all of my previous postcards, Fb posts with videos and whatever else that I do and have done to help market and sell my listings. 

The days of walking into a listing appointment without a solid high impact selling proposition are over. You really need to stand out if you are going to be a high performing listing agent.

Positive attitude, be helpful. Find its video, blogs a close second. Make sure your images are greater in number, wider, crisper, more interesting and helpful. Beef up your narrative and load it with information others leave out. Take more time creating listing presentations. Add the local community details in your listing presentation online, in print, everywere you market. Add plat maps, floor plans, be more helpful and you generate more buyers, more sales.

We hold open houses, put up "Open Saturday/Sunday" sign rider as soon as the sign goes up.  We personally meet every person through the home.  I've generated lots of leads this way for both buyers & sellers.
