My niche is not homes at all but commercial and especially industrial buildings.

Bread and butter ('bill-payin' and tequila dough') is commercial leases, usually office, retail, industrial.

And Niles is correct. There have been homes offered for 1B, but no one's been a taker at that price. Yet.

I actually have no interest in gadzillion dollar clients...I will stick with my market where I am happy to help a first time homebuyer get into a $140k condo with city assistance or sell million dollar houses, which are not considered luxury here.  Many of them are just customized tract homes.  Bread and butter on average $500-600k and no special wardrobe required.
