44% of our commercial buildings in Ventura County are vacant. The city council is still trying to ram mixed use buildings down our throats, but the people are fighting back somewhat. It's part of a new "downtown" concept that few in the city actually want.

We're seeing a lot of that in the greater Seattle area. The difference based on what I understand you are saying is that the commercial space is owned by the developer and leased out where the residential is typically condo or town homes owned individually and not necessarily a business owner below.

We have very few live/work communities here and I'll bet I get at least one call/inquiry each week about them from evergreen marketing of those communities.
They are popular with our relocation clients but, sometimes lending can be an issue with them because of the commercial space. I have scoped out lenders, however, who remove that condition, as the ones we have are fabulous spaces in some of the best areas of Charlotte.

Mixed use properties do well in my small community. There has been a lot of redevelopement occuring over the last several years. That being said, the residential units sell/rent faster than the commercial. For commercial, my market has reached an upper threshold of what rents can be. Some businesses are clearly not viable. What businesses are doing well are high end retail and restaurant.
