I always get at least a 'few' neighbors that stop by and sometimes neighbors are the best source of marketing...they may know others that are interested in purchasing in the same neighborhood.

I am counting on the 'nosy neighbors' to be attendees at the 1st open house.

Knowing that allows the hosting agent to create a very specific purpose and implement the correct strategy to benefit from all these nosy homeowners.

If I don't get the house sold at the open, meeting the neighbors is the next best thing!

I often host a 'neighbor open' prior to my public open so that they don't take my attention away from the potential buyers (during the public open)!

Seems like a small % as many of the neighbors have been in the house before and know what it looks like. I don't care if they nose. They might mention that it's for sale and could attract an interested buyer.

If I'm holding an open house just getting people through the door is satisfactory.  I have sold one home directly from my open house and it wasn't the house being held open.  Lookie Loos are welcome as activity creates activity.  Well over 50% are not going to buy or sell within the next six months.

Although some may be nosy it always pays to do your due diligence. Maybe there's a neighbor who want to sell there & you can make a valuable contact for the present or future. Maybe one has family or friends moving back to the area & they would love to live on the same block. It never hurts to do a little investigating into people's motives.
