My most cupcake clients? Almost all of them! They are repeat or referral clients and they trust me to guide them through the process. I rarely have a 'difficult' client.

As for the ideal sale - I suppose a cupcake buyer (doesn't have to be cash, just one that uses one of my preferred lenders) who is decisive and very responsive. A great inspection, strong appraisal, cooperative sellers and a listing agent that is a gem to work with (who is also very responsive)!
