       The Federal Government destroyed the automobile, through CAFE (absurd mileage requirements).  Cars got smaller and smaller; the Public doesn't want them.   That is why more than 60% of vehicles purchased are pickup trucks and full-size SUV's.

       Ford is dropping ALL cars, except Mustang, Focus (overseas), and Fusion (until March 2019, then it will be gone).

      GM / Chevy is dropping the Impala (!), the LaCrosse, and several more.

     As to the Real Estate industry:   

      NAR makes the list of destructive forces.   

      The internet - consumers can shop online, via Zillow and other sites.    

       Realtor greed.  "Coming soon" signs that help Realtors double-end the deal.

      Stupid Realtors - for example, the Houston agent that included trashy half naked models in the MLS photos.

You are likely correct. I seem to have read from several sources that people buy more SUVs than cars. Why Ford is no longer selling cars, only SUVs and trucks.

I am no longer on the front lines as a Realtor Annette Lawrence , Palm Harbor, FL 727-420-4041 but in Minot ND it is obvious that the buyers are much more hesitant to jump in despite a very good economy in out area. It still seems that new homes in new neighborhoods are selling the best but it is unusually slow considering a great economy.

I see the digital RE Market expanding with transactions being completely internet based. I've heard of some.

The employee model, or a version of it, may take hold.

Technology will advance by leaps and bounds.

BUT, I still see the need for a personal touch, eyeball to eyeball, belly to belly desire.

In my local area price appreciation has exceeded average income and locals are being priced out of the market. We'll continue to to have sales because we are one of the top cities people are moving to across the country and people are coming from wealthier places with more cash, but at some point something is going to have to give.

I think in Montana, it was more like 80% were Trucks or SUVs. On my last trip we were keeping an eye on the vehicles. Where I am now in NY I think it's probably 25% trucks/SUVs. So as with real estate, it's local!

As for real estate, this is not what IS coming, but what I could see way in the future. I think buyers would love to be able to use totally online tools for buying their next house. Pull out your phone, look at available homes, be able to see a streetview of the neighborhood at different hours of the day, take a 3D walk-through virtual tour, maybe go see it in person if they really wanted to via a robot-tour, 3-d avatar or (gasp) an agent, be able to see past sales data etc, make a decision and then click "make offer." Offer is electronically submitted to seller or listing agent. back/forth finally gets accepted offer and the buyer hits "Purchase". They select whether to use cash or mortgage. If cash, money transfers to escrow account automatically pending title process which would only take minutes as systems pull all appropriate details. Deed transfers automatically and is filed with appropriate authority. If there was an agent still involved in the process, their commission is automatically transferred to their brokerage and pow-into their bank account.  If mortgage, the buyer can choose the appropriate mortgage from the choices given, and again, everything would be online.

Agents would be more useful on the seller side if they could provide some of these nifty tools - work with me, and you don't have to lift a finger! My marketing will be included in the new-nifty-online-buy-a-house tool. I'll provide an amazing door-to-door 3D video tool. For an extra fee, my housekat showing 'bot will prep your house for showings, let in the buyers, guide them through the home, record all discussions, let them out and lock up. You don't have to do a thing!

Another gas crisis and the American automaker will be out of luck. Within a decade I see all-in-one kiosks for home purchases which will qualify & approve loans, provide insurances and printing out closing statements. Associates will still collect small fees for opening doors though and all made possible through the veil of technology. It'll be a side venture for Uber.

As Fred Griffin said, in our industry, NAR is eating its own. 

Online syndication sites continue to out-rank those 'in-the-know' locals, hood-winking the consumer.

I've shown more homes in the past 6 months that are listed by agents who aren't 'present' to answer any questions - muchless have a conversation with. But, they're representing a higher number of sellers than I've seen in the Charlotte market.

As for GM - we SHOULD be outraged - we saved them and our industry suffered as the U.S. bailed them out. Now, they're tucking tail and keeping their overseas plants but, closing U.S. plants, putting the very people whose taxes were used to resurrect their business during the recession, out of work now. 

I hope the entire U.S. boycotts GM. Don't let the border hit you on your way out of our great country, GM!

I've noticed the same thing, and I believe US automakers are shifting to producing more trucks and SUVs and ditching car production. I remember hearing that a number of years ago, just before oil prices soared driving gasoline prices over $4.00 per gallon! I shopped for RAM truck just before that happened but decided to get a Camry. I'm glad I did! I couldn't imagine what my fuel expenses would have been with a pick-up! 

Now that we're on the subject of the shift to SUVs - why are many new homes still built with tiny garages? My home is 14 years old, and supposedly a two car garage. I dare say they must be talking about two compact or subcompact cars - it's that small!

The pension liabilities is what is killing GM and the other auto manufacturers.  Full salaries for workers long after they're retired and working somewhere else.  I've seen it several times out here.  40k/yr from GM and 40k/yr from Verizon (or wherever).

 

Add to it that SUVs do not fall under the MPG requirements that cars do, that is why FORD is no longer making it's sedans.

 

Big brother at it's finest.  Soon only SUVs and sports cars will be left... which will mirror my garage so I'm not worried.

There are still plenty of people driving cars and liking cars myself included. Maybe it's because they haven't been making any nice looking cars lately.  I have been driving Pontiacs (GM product) since 1991 and am currently looking to replace my G8 with a car (not SUV, etc) only to find that foreign made cars/makes fare much better in comparison and not only in looks.

well I think labor unions have ruined the american auto industry.  And I believe real estate is local local local.  We never had the value drops in my market like in many and our recovery was not on a time line with anyone else nor our fall.  I predict a couple more great years in my local market.
