No I haven't. At least not for a specific buyer after the home has already been listed.  I've had a couple of buyers ask but the average seller is typically not in the frame of mind to make capital improvements. They are typically "done" with the home and ready to move on.

As far as advising a seller to build a garage or another structure before the home is listed, I wouldn't do that at this time simply because it doesn't pencil for the seller. If it did pencil (like the seller had the time, materials and skills and he could create the improvement for cost that the market will return at a profit) then I would let the seller know that it looks good on paper but there's no guarantee that he will realize an "extra" $50K for building a $50K shop.

No, and I would have strongly advised against it without a non-refundable deposit big enough to cover the cost of having it built.

Just a builder. He had build spec homes wthout garages and a buyer had to have a garage. They agreed on price and the builder built it adding it to the price
