It depends. Many properties have easements for utilities. I don't think that most of those have any effect on the property...unless you plan to do something with the part of the property where the easement exists...like put in a pool or another permanent structure.
In general, it depends on the nature and placement of the encroachment or easement.

Depends on the easement. Here's an example of how an easement can destroy a properies value. A family near here bought a 10 acre lot, built a house, and things were fine. A few years later, Dominion Power begins erecting towers for power lines. The easement was already there when people bought lot, but they didn't check. the power lines now go through their property about 15 yards from the house. They will never sell the house for anything close to what it coast them to buy the land and build.
