If there is an easement for a roadway throught the middle of the property, there could be a negative impact. A title question could be raised if the neighbor's home is partially on the site.

It can add value to the property using the easement but can reduce the value of the property the easement crosses.

Depends on the property and it depends on the easement. And it depends if the property is being burdened by the easment or benefited by the easement.

Again on encroachments - it depends on the property and depends on the encroachment. Sometimes it's significant sometimes it's not.

Easements reduce your bundle and are taken or given legally... how much and how much its worth depends on the easement, the property and the buyer.

An encroachment is an illegal infrigment on a property.

It depends. Many properties have easements for utilities. I don't think that most of those have any effect on the property...unless you plan to do something with the part of the property where the easement exists...like put in a pool or another permanent structure.

In general, it depends on the nature and placement of the encroachment or easement.

Depends on the easement. Here's an example of how an easement can destroy a properies value. A family near here bought a 10 acre lot, built a house, and things were fine. A few years later, Dominion Power begins erecting towers for power lines. The easement was already there when people bought lot, but they didn't check. the power lines now go through their property about 15 yards from the house. They will never sell the house for anything close to what it coast them to buy the land and build.
