I think MLS was the greatest improvement for real estate agents.... so, why do so many not use it.... they don't like syndication companies? they want the list/sell and not cooperate?  keep them in your state..... every one in our area uses MLS and we cooperate with each other.... there are always a few who will on occasion take pocket listings ...they're usually alienated by other agents.... it takes the masses to sell real estate....can't be on your own and make a significant income....

I have an account there and I have posted several properties there. I like the idea that I can advertise there before it goes active in my local MLS.

So far, I cannot say that any buyers have come from my listings there. The Arizona Regional MLS is still the primary source for our area.

But, I have to say it is a good idea and I will take all the exposure I can get.

So many agents forget that it is about the Client's interests, not the Agents.

Limiting the marketing by withholding from the mls or any other avenue that gets it out to the buyers is only good for the agent, never for the client.

Pocket listings don't necessarily provide a seller with broad exposure to the buyer market. Are you sure it's real purpose is to avoid Z and as opposed to getting both sides of the sale? Dual agency also is not in the best interest of the seller in my opinion.

I am not a fan, this platform when it started out was for Realtors only... well I had "disloyal buyers" who told me about it way back when it started... because they had a "Realtor Friend" who gave them the password to search... so much for her integrity... so it is just another way to sell overpriced listings if you want my two cents... Yes, I'm a member for several years, anyone can sign regardless of your location. Nothing new, many agents start marketing their listing few weeks before adding them in MLS, some ''find me the buyer and I might sell it", etc.

Interesting. I watched the video. We can do pocket listings here. If it benefits the clients, I don't have an issue with it. I do like that other agents can show it. I don't know if they can keep this information from leaking into the Internet if they put it on a platform.

Caroline Gerardo Although I'm not familiar with the service to which you've referred, I know, for a fact, that the best way to avoid the mass listings aggregators (e.g. Zillow, Realtor.com, etc.), is to stop putting listings in the local MLS.

Frankly, in this era of Internet marketing, the MLS is a useless waste of money.

Providing a service that allows an agent to fulfill their fiduciary duty to PROTECT their client from the hazards and perils of syndication is essential if "we got ethics' means anything.

However, EVERY mls and member broker makes this option very difficult, nearly impossible, for REALTORS and could result in receiving the 'left foot of fellowship.' (you are fired)   This means the only real option for maintaining integrity is being a non-member broker. Integrity is NOT a high priority in the existing monopoly.

Courage is not walking into danger but refusing to conform.

Chris Dyson has elected to provide an alternative path. Now, if the website actually anonymized everyone, that would be golden.
