Yes, all of the time. They don't want their home accessible when they are not home, without their knowledge or during the night.

Sometimes they do that if they have lever handles, where the lockboxes won't 'hang' without falling off.

I have indeed had sellers ask for no box whatsoever... and as far as I'm concerned, it's all about the seller and not about me. I do have them sign something that says I've recommended a secure lock box, discussed security with them and that it was their decision not to follow my recommendation. That way, if anything happens they can't come back at me. The good news is that the few times this has happened we never had a single security issue.

As for not "attaching" a box... I see that all the time on houses I show. And again have had no issues when I've had to do that at a client's home where there is no logical place to hang a box.

Sure many times, I have been able to get them to allow me to put the keybox somewhere else out of site. Howver, if the home is occupied I always attend any showings since many features can be missed by another agent.

No, I explain to them that the electronic lockboxes I use cannot be taken off or opened without special codes and that they also only open during specific times so they don't have to worry about entering anyone outside those times.

The high majority of my clients do not want a lockbox. It is all about what works for my clients, not me.  If we do proceed with a lockbox, it will not be on their front door, but in a secure, out of sight location.

Smarter way:

LB hidden, around the back of the house somewhere where visibility is not noticeable from the street or the front of the house.

When it is your appointment time we will reveal the location of the lock box.

It doesn't seem secure to me. What if the agent is late & the thing is just sitting there in a potted plant?

If the people want to feel secure only give key for one lock so they stop thinking that some agent will show their house at 3am or something else ridiculous.

A lockbox on the front door is a real pain the the a$$ for the occupants. It gets caught up when they try to shut the door and they have to watch as it destroys the weather stripping in the process.

Buy some 3 foot long zip ties and fasten the lockbox to a railing, post or any other part of the house.

Paul, this makes perfect sense when security is an issue as long as seller attaches box to pre-determined location consistent with showing instructions. Lockboxes (not bluetooth boxes) and yardsigns are advertisements to thugs that the key is here to break in.  I stopped using yard signs after a break-in and theft.  A potential break-in was thwarted on another property when thugs smashed lock box off the door in vain only to find it empty while we waited for key from bank.  What if you disagree with them and the unthinkable is the result?

Security is not an issue in the 4th lowest crime state where our northern area is half that pretty impressive state average for now crime. Keys, locked doors... interesting concept. You might see a sign that says "Insured by Smith & Wesson" or "I own a gun and a back hoe". You fill in the blanks on what happens if you mess with their property. We are brought up to respect other peoples property... they do the same to others around them.

Yes.  I've had a "seller controls lockbox" listing before.  It was usually because the person worked nights or graveyard at a hospital.  It was explained to them the benefits of having a keysafe accessible and we worked it out so I had a schedule of when it would be out and could send agents then.  It also meant open houses were more useful, when they could be scheduled.

No. Not that they would put it out on the porch. I have seen where sellers want to be there to let people in then leave. I've also had a couple situations where we change the lockbox when it goes under contract so past agents who showed the house no longer had the lockbox code. I had one seller who swore someone came in her house after contract and without approval. We now have Sentrilock and that is more secure.

It matters not that the request seems illogical, it is real to them.

I would go a step further to ease they mind and suggest NO BOX at all.

After all, being a full service agent I will be present to insure the features of the home are exhibited in the best context means I will be present for all showings.

So, what exactly is the problem?
