No... you always have a choice not to take on the listing if the client is not properly motivated. I just don't list those properties. But I do have language if the client decides to cancel the listing before 90 days are up. Since my listings have, on average, sold in under two weeks for years now, it's really not an issue.

NO reimbursement of fees, but if a seller wants to over price a home, i will try to talk them out of it using real life comps, if they still insist, i put an auto price reduction clause that if not under contract in 2 weeks, it reduces to where it should be

No.  I keep my out of pocket to just advertising, which is what is expected of an agent and the price of doing business.  If the client wanted something outside the scope of what I do (magazine ad, NYT, WSJ, etc.) then there would be a discussion about cost-sharing.

 

Staging is entirely optional and 100% a seller expense.
