Showing times are discussed with individual sellers for the most ideal results.  It's good when simplication/organization is in place including communication of showing time restrictions/allowances.  The fewer surprises in real estate often means "better".

Typically we do not put showing times in our MLS here Paul S. Henderson, REALTOR®, CRS . 99% of the time the listings say "call before showing" even on vacant homes.

The default for vacant properties - modified for occupied depending on the sellers' wants/needs/desires. I've learned over the years that showing instructions in the MLS often are not followed.

Have never received a call or complaint from buyer agents on my listings because they were unable to get in. 10am is typically a starting time that I show homes to clients.

No need to modify the time on the boxes. If it's an occupied home it's by appointment only and if a client wants to cut off showings at a certain point in the day it doesn't matter what the default time is.

We can modify the Supra access hours but rarely find that is necessary.

We recently had a seller who strongly insisted on restricted hours. We reset the Supra box and inserted the appropriate comments in the mls.

If there are time restrictions, I put them in the showing instructions and make the house show by appointment only.  The sellers are made aware of the impact that will have.
