We have no contingencies in NC contracts to speak of... we have a due diligence period during which time buyer has time to do everything they would normally put in as a contingency... get appraised, get financed, inspections, etc. No financing contingency, no inspection contingency, no appraisal contingency.

they're standard inspections, mortgage contingency, title 5 septic inspection done by the seller and passed. lead paint if the home is older than 1978.... well inspection if it's not town water (quality and quantity)....

Here in the most densely populated county in Florida, the most common are inspection and appraisal. Nest comes reveiw of the HOA Rules, Reg and financials.

One rare contingency attempted was, "Bill needs to approve purchase when he returns from FR in 60 days." Yeah, like I'm going to let that happen.

The most common contingencies here in Arizona are:

home inspection contingency (usually includes pest inspection, too)

appraisal contingency

financing contingency

sale of the buyer's home contingency

There may be some others that are more specific, and rare.
