You can perhaps put properties in a trust, corp or LLC . . . with a trustee or statutory agent who is 'not you'.

You STILL need to reveal your status as a licensee as an ethical requirement.

This is exactly why some licensed "investors" give up their license...so they can do or say what they want and not be governed by the Real Estate Commission.

Either you want the commission from your license or you want to be unregulated...you can't do both.

I invested and flipped RE for many years and always put "Licensed Real Estate Broker" next to my name as buyer.  Just tell it like it is.

For an Investor having a license is a HANDICAP NOT AN ASSET, if you think that getting a license will help you as an investor then you may want to reconsider your path.

1. I don't see any reason how you can use your license to buy a property for cheap.  You just hire a realtor to help you find the property.  If you have a license but you don't have any experience,  then you try doing the real estate part on your own, you may end up getting in trouble. 

2. I see many investors using series LLC.  However, having said that, I would suggest that you talk to an attorney.  Every situation is different and the attorney understands the legal aspect of a business structure.  Good luck!

Contract can be written "My Attorney or his assigns" but some won't like to accept the veiled offer.  Contract can be in a LLC that you are not officer.

The thing is this: you can't have a lychee nut, an apple, an elephant and a free golden goblet all in the same blender. 

If you are licensed you have to disclose this

Having a license doesn't mean you will know a deal when you see one

Fix and flip - you need to know how to price construction and repairs with the finest of skills

Making a profit is about: market knowledge, leveraging money, being super fast, estimating all the possible costs and liability
