As I understand it - age 65 with underlying health conditions is asked to shelter at home. 

CAR came out with CORONAVIRUS ADDENDUM/AMENDMENT yesterday. CAR form CVA.   People need more patience and understanding now. If they want to get the transaction closed they must be cooperative with the things that are out of their control.

     One of my sellers has an appraisal scheduled next week.  She was worried that the house won't appraise (older house in a rough neighborhood) .  Now she is concerned that the appraiser won't even show up.

This is what I am worried about. Loan on my listing was CTC & the underwriters keep asking for stuff? Too much time on their hands? Not sure.

Our village offices are closed but we need transfer tax stamps here to affix to the deeds. 

My company owns a title company & has sworn to accommodate any closing if others will not do it over the next month.

I had a call from an appraiser yesterday, she is coming on Monday.  Our building departments are closed, so permitting of the new builds are having delays.  The higher-end deals are canceling, as their investments are dwindling.

There are many questions here.

The only one meriting an answer is  "How can we keep buyers and sellers from not running?"

And, nearly EVERY Active Rain participant in the Q&A section knows the answer. We were THERE in 2008 when the sky was falling and real estate was bought and sold. I have always found that reminding myself of my clients 5, 6 and 7 empowers me to remind them of their greater purpose.

Remind them, "Don't be distracted by the storm and the waves then you won't sink into the water."  Of course, sharing in common the culture in which that story is shared would be beneficial.

Find out if another appraiser can take his place...Adapt and adjust...write up extensions...remain in good communication...you can only control what you can...even if you do everything possible, people will still make decisions without you in mind!

We had appraisals 3 months out and longer for VA loands during our oil boom Caroline Gerardo . It was a huge pain but we all survived.

I have an appraiser issue. Suppose to close Mondy and appraiser has had teh order 3 weeks, longer than when the panic started. Now he thinks he may be sick and wants to go alone. Im calling the loan officer and demand a new appraiser.
