THE RATES will be adjusted (tweaked upward) to keep reveue level and keep police dept funded and fire dept operational. So the appearance will be no increase. However, when the recovery comes, they will be awash in taxpayer dollars.
Watach for every imaginable revenue augmentation tool to be enabled behind the curtain. If you are a busienss owner. understand, you are the target. I am waiting for all this social tracking software to be able to indentify everyone near the scene of a crime who did not call 911 to be fined for not being a good citizen. That CAN happen in NYC.

Yes I am sure there will be tax increases. I would like to see a fair tax increase.....Also our property taxes are based on the mil levy and so our representatives will adjust this according to how much money is needed. Our representatives did this during 2006 and 2007. . . not fair for property owners. Also I am sure some necessary programs will not be funded. . .

Retail is not coming back to big malls. Small kiosks, ice cream push carts and pop up vendor situations without rents will blossom. Office also will suffer- tenants wont return to large spaces they only need a conference room and most can work on kitche table with two monitors... office becomes condo, small residential and cheap housing become desireable. The counties won't automatically reduce taxes. People will need to apply to reduce taxes and fight with county providing appraisals or BPO as the county won't let grandma pay less without a hassle.

Here in Pennsylvania where I am, schools are funded by local property taxes...The total population of my County is about 140,000 residents BUT we have 6 schools districts that all operate independently and ALL charge different millage rates... FYI, an average priced home in the County at $200,000 will have an annual School Tax in the neighborhood of $2500.00 or so on top of the Municipality Tax ($300-400) and the County Tax ($500-600)...We also have a Local Income Tax and State Income Tax...In my municipality, I also pay a fire hydrant tax and a street lighting tax and a $52 a year "privilege to work" Tax...Now, I know many of you live in much larger cities and counties but the average household income in the city (not County) here is around $50,000... What I'm seeing in the last few years is older, retired, residents having to sell because they can't afford to pay the taxes any longer and it's a shame.
