Hard work and discipline work for me -  I have never paid for leads. 

I built my own WordPress site and created all the original content. It takes time. There isn't an easy button. 

Find a niche. Built it and they will come.

Learn to use all the tools that Facebook has to offer.  It can work if you learn how to work it.  generating leads are one thing,  converting them are another.  

I know I might take a hit on this one from this crowd but I do think that it is the cheapest form of lead generating out there.  consider it marketing on steroids.

If that was you, my answer is the same - know so much about your market that you are the go-to. Market your success stories. And do a bang-up job on every transaction to make your clients so happy they refer their everyone! 

Do your own lead generation: farm, work your sphere; work your client data base. Provide 5-star service that generates repeat and referral business. These are lead generators. 

I've found other than staying in touch with my SOI is like Peter Mohylsky suggested using FB. I've created many Group and Business pages and shared my Blog post as well as Just Listed properties to obtain some extra leads!

I found the best lead generator for me are my feet and my right hand out stretched to greet people Ed Hodkinson .

I had Zillow and for the price it is not worth it I think.  I work 4 farm areas and it pays off for me and my lender.

I have not used Zillow recently, however, I have heard from agents in my area who are currently using it said they are not doing well with it, but it fell off 6 months ago.

Stretch your legs and expand your media online presence... circulate and be highly involved in your community events... volunteer, get involved as the mover and shaker in your communities you serve. You'll have leads coming out your ears from the sphere of influence you create from planting, watering, weeding and harvesting your home grown roll your own lead generators @EdHodkinson !

Have a good site with good content and constantly add to it.  I used zillow when it was young and not over priced.  It got diluted with competition and I quit in 2014.  But my site gets eyes on it daily bringing me leads.

Ed Hodkinson you know the answer and received many here. The Acres of Diamonds "are under your feet" i.e. in your database. The lead gen scams are over-sold auction services, you pay to race to be the first of 3-5 agents all responding to the same lead alert.

It's called Me, Myself & I lead generation. AND in this day and my pronouns are the same...lol

I would not waste money on any others.

Keep in touch with the people you've served in the past and they'll be your best lead-generating service out there! 

My strategy:
- Have an IDX website that converts well (critical).
- Do a well constructed and managed PPC (pay per click) campaign on Google and Bing.
- At the same time, invest heavily in SEO.

If all is done correctly, in 6-12 months you'll start getting leads via SEO, and you can decrease PPC.

This strategy is expensive to implement at first, but it will start costing less once the SEO starts to kick in.

Caveat: In ultra competitive areas it may not work as well.

Btw, lead companies do the PPC part of my strategy, but it will cost more because you have to pay them.
