Training and experience do come into play here.  Follow the terms of the contract.  That is what the "parties" said "yes" to. We do not change the rules in the middle of the game so that the children can all get a trophy.  

Agents acting unilaterally outside the terms of the contract will never get a win with me.  I prefer the adult method. Pick up the phone and let us have a conversation. 

Save the emotions for the drama class. Business is business.

My greatest business-skills and passions are Marketing and Negotiating which includes problem solving. I love to play chess and negotiating is a lot like chess. I don't know why, but I love to untangle knots - jewelry, shoe laces, rope, cords, etc. Problem solving is a lot like unknotting a tangle.
It's fun to get things or fix things for clients they never thought they could have and to do it in a way where the other side of the table is not bitter about it.

Networking and relationship building is what makes it all worth doing, but negotiating for people you care about is the most fun for me.

There are several things I love. I like making the deal smooth for my clients. I appreciate when I have an agent on the other side who wants the same. It shouldn't be personal for the agent. I do not enjoy when there is an unreasonable buyer/seller on either or both sides who lose their temper, etc. It really doesn't need to be that way.

It is also one of the largest money transactions they will spend in their lifetime, so they are very nervous. I love it all, Andy! I adore problem-solving and project management, discovery (investigating), negotiating, marketing, meeting the clients, breaking the ice, getting to know them and listening to their needs...the whole 9 yards!

In the end, putting all of those needs into finding and Closing on their dream home is a dream come true for ME!

As well, the icing on the cake for me is when they call me to rinse & repeat either for them, their family or their friends.
