Who knows!  I have one in my neighborhood.  I sent them a letter stating "it looks vacant, lots of tall weeds, etc." and offered to buy it, help them sell it or rent it out (it was a rental previously).  A week later gardeners were there trimming the weeds.  At least that part of the letter worked!


Beyond that, governmental rent control ordinances.  The next city over has very anti-landlord rules and regs.  I'd leave my properties vacant if I had those types of laws out here.  They're paid off and property taxes are next to nothing.

Sadly on Maui, hundreds of home sit vacant while people need places to live.  FEMA is paying rent to the owners, but nobody has moved in for months.  Something is wrong with this picture.

In my area, they're vacant 'half the year' for seasonals and 'except Spring/Summer' for vacation home owners . . . they all need to be monitored by 'someone' so unwanted guests don't end up there bc that's exactly what they're looking for!

In San Diego my guess is:

Because many people have become wealthy enough to move first and sell later. Or they do not know what they want to do with the house yet-but have moved i.e. my neighbor across the street - I've never met. She moved out for COVID and never came back, I've lived across from her for 3 years and she's never been home and the house sits. 3-4 times per year the family comes over and cleans up the neglected yard and do things inside.
But essentially a $2MM home sits vacant and slowly decays.

Around here, everything sells, we really don't see much in the way of empty properties. I am surprised there are no squatters living in those houses.

Some are second homes, some are part of subdivision in progress, some are temporary rentals/air-bnbs, some are in process of getting permits to demo and build new, etc. There's a variety of reasons in this area.
