   This "bad mouthing an agent" is typical when dealing with an expired listing. 

    I flip it back on the Seller.  "First, tell me again what you think went wrong.  What do you feel that agent should have done, or did not do, to get your property sold?"

         Let them talk it out.   Then tell them how and why YOU are going to get their house sold.

As I mentioned in your previous question, people who called me most likely have either been referred by someone who know and highly trusts me or they've read my info online and like what I have to say. They call to hire me-  not 'if' they should hire me.  Don't recall anybody ever asking me, Why should I hire you?
