From a seller point of view, the risks are higher. deciding factors include the downpayment, interest rate, balloon payment details and term length as well as foreclosure options should the buyer default on payments or taxes. The seller needs to understand the risks associated with seller financing.
The Buyer point of view is mostly upside. Possible ownership of a nicer property than they could qualify for with a lender. fewer qualifications to purchase.
However, the last 2 listings received purchase offers of owner financing that were written to the benefit the buyer side and were rejected. Minimal downpayment, low interest rate and long term with no balloon. Written by investors looking to increase their rental inventory. Made no Financial sense to the seller.

Todays retirement people are not complicated in that when they sell a home for their equity & personal plans, they want to cash-out & move-on. It would take a savvy family member to point out how to carry back funds SAFELY to have more monthly income, but then, they already have that. I personally think it is a smart move if handled correctly. Vetted buyer must have SKIN ($$$) in the game to help cover the seller losses in the event of a foreclosure or severe damage (fire, flood, ???) The many do not want to look-back or be bothered with this risk. Why should they?

I do not see many listing showing seller financing right now. A seller needs to know how to take possession back in case of default. I would not do it, therefore, I would not recommend it.

Have sellers who finance and lots of benefits. Quick close, nice annuity interest rate, no appraisal. Do so so many land owner financed sales and some with buildings on a lake, farm, apartment house Peter Mohylsky, Beach Broker. Pit falls? Just like a renter you don't vet.
Need 25 to 30% down, get to know the buyer, is he putting in water and sewer right off bat with his own money? Increases collateral value on the first mortgage non assumable loan without a pre payment penalty.

Vacant land often is seller financing or "owner carry." As long as the buyer agrees to having a service company manage the carry and the buyer and seller come to favorable terms, truly has not been a problem.
