SUPER positive in my area, where land and many improved properties are not financeable. Carryback financing is not without risk. (I have written about the plusses and minuses)

I have also carried notes myself, and purchased notes.

From a seller point of view, the risks are higher. deciding factors include the downpayment, interest rate, balloon payment details and term length as well as foreclosure options should the buyer default on payments or taxes. The seller needs to understand the risks associated with seller financing.

The Buyer point of view is mostly upside. Possible ownership of a nicer property than they could qualify for with a lender. fewer qualifications to purchase.

However, the last 2 listings received purchase offers of owner financing that were written to the benefit the buyer side and were rejected. Minimal downpayment, low interest rate and long term with no balloon. Written by investors looking to increase their rental inventory.  Made no Financial sense to the seller.

Todays retirement people are not complicated in that when they sell a home for their equity & personal plans, they want to cash-out & move-on. It would take a savvy family member to point out how to carry back funds SAFELY to have more monthly income, but then, they already have that. I personally think it is a smart move if handled correctly. Vetted buyer must have SKIN ($$$) in the game to help cover the seller losses in the event of a foreclosure or severe damage (fire, flood, ???) The many do not want to look-back or be bothered with this risk. Why should they?

I do not see many listing showing seller financing right now. A seller needs to know how to take possession back in case of default. I would not do it, therefore, I would not recommend it.

Not seen very often and typically it's only in the investment world I do encounter it. Rates & Terms to be examined; an opportunity for those that can't get a favorable loan or hard money.

Have sellers who finance and lots of benefits. Quick close, nice annuity interest rate, no appraisal. Do so so many land owner financed sales and some with buildings on a lake, farm, apartment house Peter Mohylsky, Beach Broker. Pit falls? Just like a renter you don't vet.

Need 25 to 30% down, get to know the buyer, is he putting in water and sewer right off bat with his own money? Increases collateral value on the first mortgage non assumable loan without a pre payment penalty.

I do not see seller financing in my market. If a seller were to consider that,  I would be directing them to a real estate attorney for counsel.

In 27 years, have never done a transaction with seller financing, so wouldn't know.   Do not recall any listing offering that type of financing either.

Home again, home again...

Never, in my entire career, which spans decades, have I participated in a seller financing transaction.  So I can't really add any value to to this question.

Bad idea all around, too many risks, especially if not properly documented.

Very positive in our experiences as well! Seeing more and more seller financing to get the difficult deal done.

Most sellers want more than what people can get through a lender. I'd like to find a good loan to assume. On the right house of course.

Vacant land often is seller financing or "owner carry." As long as the buyer agrees to having a service company manage the carry and the buyer and seller come to favorable terms, truly has not been a problem.

In 32 years I've never had a seller finance involved. Our homes sell well enough without that incentive to a buyer and risk to the seller.

I don't recommend it to sellers.  In my 30 years I've seen several sellers agree and it worked out well for just one of them.

I've only worked with a handful of sellers that did owner financing. It worked well for them. It basically depends on sellers situation.

Not something I would advise sellers to do in today's market if I were still active. Leave it to the professionals.
