Been awhile since I have given thoughts to issues like this but I am thinking she is wrong and a poster must be displayed. We have two active members in South Carolina that might provide insight as noted by Diana Zaccaro.

According to Google:  Yes, real estate brokers and businesses involved in the housing industry are required to display the Fair Housing poster in their offices, as mandated by federal fair housing laws.

Ego wall . . . LOL

In RESIDENTIAL, the REALTOR, MLS logos if applicable, and FH/Equal Housing Opportunity poster should be in advertising and yes on her big empty head wall, the latter is FEDERAL.

In CRE it's not required. If the commercial/industrial brokerage handles ANY residential sales or rentals, then it is.

I'm not sure that it is required, but I believe that if a brokerage is suedd for a Fair Housing violation, there is a presumption that they discriminate if there is no poster.

When I was affiliated with a Big Box Brokerage, I rarely was in the office.

I do not recall any such posting in the office.

I did a search for HUD most recent Fair Housing poster 2025 and the link is below. It goes to a PDF poster and all the bottom it says previous versions are obsolete, date is June 2011.

I can't speak for South Carolina but it is required in Florida. Perhaps Debe Maxwell, CRS or Nina Hollander, Broker can weigh in. They are the only people who come to mind right now that are licensed in SC.

There are so many laws (small print & otherwise) that I would do whatever came to mind to play it safe. When you get "caught" over whatever it is, I DIDN'T KNOW doesn't cut-it. However it is true to the cause. Who does know?

I can google too.

While there is typically no direct penalty for not displaying a HUD fair housing poster itself, failing to do so can be considered prima facie evidence of discriminatory housing practices, meaning it can be used as evidence against a broker or landlord in a discrimination lawsuit, potentially leading to significant fines and legal repercussions if a complaint is filed alleging discriminatory actions.

Yep.  You're corrrect Fred.  Brokers are required to post a Fair Housing poster in their office. This requirement is part of the federal Fair Housing Act, which mandates that housing providers, including real estate brokers, display the "Equal Housing Opportunity" poster in a conspicuous location. The poster must be displayed in a place where it is easily visible to the public, such as the office lobby or waiting area.

South Carolina is not an exception to the rule.

Fair Housing Poster

At one of our association conferences in Fairfield County, Connecticut, all brokers were offered a framed NAR Fair Housing  poster. This was some time ago. That's what we get for our high membership fees; need I add mandatory membership, not chosen...
