For reference, when computing Debt-to-Income (DTI) Ratios, Lenders use both a:
"front-end DTI" (total housing payment divided by income) and a
"back-end DTI" (total housing payment + consumer debt payments + divorce-related support payments divided by income).
Simple example:
**Borrower makes $10K per month
**Max "back-end DTI" = 50%
**Therefore, total debts allowed = $5K
**If Borrower has "no debt" he/she can qualify for a $5K "housing payment" (PITI + HOA, etc.)
**However, if Borrower already has debt obligations of $2K per month (total of credit card minimum payments, auto loan, child support obligation) and is NOT paying off any of these debts before purchasing their home, he/she can only qualify for a 3K "housing payment (PITIA + HOA, etc.)
These simple computations can tell a much bigger story than simply what percentage of your paycheck can be devoted to a new housing payment.
