Good morning Andrew. There is an old adage "keep it simple stupid". Well this video certainly does that. I'm betting with your skills you could do a bit better than this one.

Being able to budget is very important, and it seems that too many people don't budget properly and fall into financial ruin.

I've done entire video-shorts series on home buying and selling in the past yes. I do not get into affordability because that's Jason E. Gordon's dept. Plus most of my buyers have many varied resources to help outperform the traditional advice...so I let the lender preapprove them for a budget.

I do not.  I rarely, if ever these days, work with buyers.

In the days when I did, I left the financials / financing to the highly capable lender.

Well said Thomas J. Nelson, REALTOR ® CRS,ABR,PSA,RCS-D, CFSP

For reference, when computing Debt-to-Income (DTI) Ratios, Lenders use both a:

"front-end DTI" (total housing payment divided by income) and a

"back-end DTI" (total housing payment + consumer debt payments + divorce-related support payments divided by income).

Simple example:

**Borrower makes $10K per month

**Max "back-end DTI" = 50%

**Therefore, total debts allowed = $5K

**If Borrower has "no debt" he/she can qualify for a $5K "housing payment" (PITI + HOA, etc.)

**However, if Borrower already has debt obligations of $2K per month (total of credit card minimum payments, auto loan, child support obligation) and is NOT paying off any of these debts before purchasing their home, he/she can only qualify for a 3K "housing payment (PITIA + HOA, etc.)

These simple computations can tell a much bigger story than simply what percentage of your paycheck can be devoted to a new housing payment.

That depends on how prepared they got.  I saved 40% and bought my land outright prior to getting my current house.  Made my mortgage very affordable.
