The RIGHT CHARLOTTE REALTOR!

We've only done Vrbo and have had wonderful experiences.

Crazy story, we once rented a handicapped accessible lake Vrbo here while our hardwoods were being refinished. It was going to be a 6-day experience. This was during COVID and we were excited to find a Vrbo that was on the lake. We booked it and when we realized the door size was questionable, the host actually measured and said my husband's chair wouldn't fit through the front door.

So, the wonderful host gave us a HUGE Vrbo that was about 10 times the cost of the one we had rented, rented the 7-bedroom, lake-front gorgeous home to us for the same price as the original booking.

We invited several couples to join us and had an absolute blast there! We each had a 'wing' and would 'meet' in the huge, open space and the outdoors and spent a week with great friends during Covid lock-down! It ultimately led to us purchasing a lake-front home a couple of months later! 🤣

Feel free to call me to discuss if you'd like.  I've hosted on both for several years.

VRBO tends to be a higher caliber of guest, families, professionals, etc.  Air B&B tends to be more of the younger party crowd.

Both are a pain to work with and have become less and less landlord friendly, Air B&B leading the way on that sad front.  Air is where most of my STR business came from though, by a magnitude of 2x-3x.

I was managing 6 by the time we switched away from the 2-3 night stays.

When I was running my vacation rental, I advertised on both and about three or four others as well. You just run ads on as many as you want really

I wasn’t using them for the management or the protection because I was using Vacasa for that so I didn’t need to worry about The Perks. It was just the exposure.

I too have only been the "renter", and have used both.  Airbnb site is easier to navigate.

Great question. I have not used either for personal occupancy or to rent out a unit. So just here to gather info out of interest.

We used one of them for a vacation stay in Canada last summer, not sure which one it was though.

I would suggest trying both of them and let us know which one gets the best results.

My SO rented one for me when I had to take a kid to an away event. It was pretty nice. Then when the SO and M-I-L came along with the rest of the dependa, we rented another that was pretty nice too. I think they were both AirBNB. I can't say anything about the experience, as I just used it and didn't book it or anything like that.

A few years ago one of my clients had VRBO for a place up by Lake Tahoe.  THe price kept going up as he explained/complained it to me ( He complained about everything) and now sold all his real estate holdings and just owns his own residence.

I've only been on the renter side of it.  However, I will mention that our market now puts limits on the number of str in the entire county at 300.  So if you buy one with intentions of renting it you better check with zoning to see if it's allowed.

Home again, home again...

I rent out a property each summer for my kids/grandkids and I to meet and enjoy, and we've tried both.  Many of the properties have been listed on both services and when that's been the case they have always been more expensive on VRBO.  My guess is that VRBO charges higher service charges to the property owners.

I do know that some of the rental charges through VRBO are higher, though not significantly.

I've had clients use both on lake homes they have bought here.  And they have all said better renters come from VRBO and eventually switched to just it.

I would use a Airbnb first because they are publicly traded and have more options.
