Great question! When a listing expires, gets withdrawn, or sells, it’s really best to take down all those images and remarks. Think of it like cleaning out your closet. You wouldn’t want to keep wearing clothes that don’t fit anymore, right? Same goes for online listings. Leaving outdated photos up can confuse potential buyers or make your profile look cluttered and unprofessional. Plus, it’s just good digital housekeeping.
Why bother? Well, first off, it keeps your online presence fresh and trustworthy. When someone lands on your profile and sees a bunch of expired listings with photos still hanging around, it’s like walking into a store and seeing “Open” signs on closed doors. Not exactly the vibe you want to give. Removing those images helps focus attention on your current, active listings - the ones you actually want to sell.
And here’s a sneaky bonus. It protects your or your photographer’s intellectual property. Those photos are your or their hard work, and once a listing is gone, leaving the images up can open the door for others to swipe or misuse them. Nobody wants their professional photos to end up on some shady website or in a competitor’s portfolio, right?
I had that happen to me twice - once from a REALTOR, and once from the owner of a property who decided to go FSBO after purchasing it a year prior. In the first case, I notified the MLS of the theft of intellectual property, and the photos were promptly taken down. In the other case, I notified the website that was showing the images and again, the photos were promptly taken down.
Now, what about appraisers or other professionals who need access? It’s smart to have a secure way to share images if needed — think private folders or controlled links. That way, you’re giving access only to trusted folks without exposing your entire library to the world. It’s all about keeping control and protecting your content.
In a nutshell: when a listing has expired, is withdrawn from the market, or has sold, take down those photos and remarks. Keep your online presence looking sharp, organized, and above board. Your future clients and your sanity will thank you!
