Yes, and I have used it a couple of times. It needs to be easier to use. Sending a blast to all would be better. The only issue I see, is that many agents have sent the listing to anywhere between 70-900 customers. So it seems to be a waste of time sending it out.

I am seeing more of these, TJ! I'm okay receiving them but, I always want to ask - "Do you think I'm not digging into MLS myself? This listing obviously didn't check all of the boxes!" HOWEVER, I admire agents who are truly working for their sellers so, I do respond and thank them.

Just read an article on national markets that are in a slump. Mine did not make the list but, I can tell you, we're certainly feeling it! It's okay though, we just work a bit harder, right?!

Cities with the highest percentage of listings with price cuts (May 2025):
  • Phoenix, Arizona: 31% of listings have seen price cuts, with a 33% increase in inventory compared to last year.
  • North Port, Florida: 30% of listings reduced in price, with a 32% increase in inventory.
  • Tampa, Florida: 29% of listings have seen price reductions, and inventory is up 32%.
  • Cape Coral, Florida: 28% of homes seeing price cuts.
  • Jacksonville, Florida: 28% of homes have reduced prices.
  • Denver, Colorado: 27% of listings with price reductions, amid a sharp 65% jump in inventory.
  • Palm Bay, Florida: 27% of listings have price cuts.
  • Deltona, Florida: 27% of homes marked down.
  • Austin, Texas: 26% of listings reduced in price.
  • Charleston, South Carolina: 26% of listings with price drops.

I have not, Thomas. Then again, I can check a box in my MLS that stops the reverse prospecting. Typically, when I've forgotten to check that box what is sent to me is not what my clients are looking for. BUT... I am receiving way, way more email flyers on listings than I used to.

Ah, reverse prospecting making a comeback in San Diego? Well, isn’t that a blast from the past! Honestly, it’s like seeing a relic from the ’07 crash pop up again. Kind of nostalgic, but also a little unsettling, right?

So, here’s the scoop: we are starting to notice some reverse prospecting creeping back into the scene in my area. It’s not quite the wild west of the housing bubble days, but definitely a sign that things are shifting. Most markets are still technically in the seller’s favor, meaning, sellers still have the upper hand. But, if you’ve been paying attention, you’ll probably agree that the market is starting to loosen up a bit. Not enough to call it a full-blown neutral or buyer’s market, but enough to see some cracks in the armor.

Now, as for reverse prospecting, I’ve received a grand total of one (yes, one) text message so far. (Blocked that sucker faster than you can say “telemarketer.” One must still abide by the FCC’s Do Not Call list - even if you’re "one of us".) And honestly, it’s not really flooding the market yet, so I wouldn’t say it’s a huge trend. It’s more like a gentle nudge that things are changing.


It’s definitely worth keeping an eye on. Because if reverse prospecting gets more aggressive again, it might just be a sign that the market’s gears are starting to turn a little differently. And who knows? Maybe we’ll look back and laugh about how we thought it was just a “local phenomenon.” Or, you know, panic a little. It depends on how the market continues to shake out!

It may be just local. Reverse prospecting was something I always did and many agents in my area did too. This was something learned often in CE classes in DFW. I was very successful doing it and building a lot of relationships with agents using reverse prospecting too.
