California got an F for fun! F = found a way to be successful.
I put no stock in these reports/polls, they are just conversation starters for the watercooler. 39,529,000 find California affordable currently. If you were born and raised here, you know nothing different. It's A Good Life In CA, I'd never live anywhere else...🧐...except Italy.🤫😂

  Hi Buzz Mackintosh 

     My first thought was "NAR", then I remembered that NAR sold Realtor dot com many years ago (for how much?  and who got the money?).

 

   This study shows my principal residence state of Florida with a C, and my second home state of South Carolina with a letter "A".

 

    I think that in both of those States, Realtor dot com is painting with a very broad brush.   

 

   In Florida, are they talking about condominiums, or about single family homes?  Is that beachfront homes, which can go way into the 8 figures and beyond, or is it rural property in central Florida?

 

 Same for South Carolina.   Charleston and Myrtle Beach, bring your big wallet.  The Midlands, you might find a good home for a low price.  And the Upstate (the mountains) has prices all over the map (IMO, very affordable).

Washington received a "C". All I can say is I'm glad I own my home, which makes my cost of living relatively low. 

The term "affordable" is an oxymoron these days. It doesn't really exist. 

“Affordability” has become more of a marketing buzzword than a reality. Wages and housing prices are pulling in opposite directions. In areas where homes are considered “affordable,” job opportunities and income levels often lag behind. The so-called "affordable" states have the lowest minimum wage. It's all relative and none of it computes to my definition of affordable.

Well, Montana got a "D" - and our affordability factor was a "0" or F. I'm not surprised. Once Covid hit, the population zoomed up, and cash-rich buyers from out of state drove the prices up significantly. My husband and I would not have been able to move here, had we not done so prior to all of that activity! In fact, I just did a back of the envelope calculation and believe it or not, my county in Montana has a median price that is 60% higher than the median price of the New York county I used to live in.

Both are current state and soon to be state are middle of the pack with Cs.  But in both places a quick tour through social media will find people complaining about increasing prices, there are "too many" houses being built (which I often write off to "we got ours, now we don't want anyone else to come here").
