   Open to the Public, or is it a "Broker Open House with lunch served"?

    Public open house?  Throw a dart at the board and it will inevitably hit Sunday afternoon.  The challenge with that is Looky Lous. 

   An example, my cousins, who are very affluent, they have lived in the same house since 1980-ish, they have no intention of moving... but every Sunday they have the same routine.  Go to Church, then go to a restaurant, then visit Open Houses.  They've been doing that for years!  Most of the "regular" open house holders (builder reps and other Realtors) are on a first-name basis with them.

we do afternoon if Sunday, mid morning until early afternoon if Monday to Saturday.

Standard time is 1-4 Saturday and/or Sunday.

In this market, our Team often schedules additional times. Evenings for, instance.  Or splitting times between two agents: one does 11-1 and another 1-4. And other efforts to look for business while exposing the listing.

Friday, Sat & Sun is the playing field with everything else being by special appointment. I don't like looky loos, but understand their point of view & as far as vetting buyers, I would like that but won't insist. BTW...what makes this work so well is I am available, answer all contacts & respect all

Sunday/Saturday am, typically I check to see if there are other opens in the hood and their times help me decide,  I don't want to be first, but I love being near to the end.  

Thomas J. Nelson, REALTOR ® CRS,ABR,PSA,RCS-D, CFSP I am very rural and I have seen agents do open houses anywhere between 10:00am to 4:00Pm. If I do one, it will be between 11:00AM-12:00PM or 11:30am-12:30pm. It has been very hot here in Florida, I may try an earlier time. (Saturday)

My strategy is to let buyers who have been vetted by an agent schedule a private showing.  😆

Location, location, location. If you can get traffic it's a good time, whether a "pop up" or well timed and announced. 

I like Saturday late morning to afternoon.

When I hosted open houses I would host on weekends, 1:00 pm - 4:00 pm and on Wednesday, 4:00 pm - 6:00 pm. 

Sundays are the traditional day for Open Houses 11-1, 12-2,  yet, Saturdays are equally popular and Fridays as a 3rd pick.

Sunday 1-4 is the typical time, though I have seen signs out Saturday.  When I used to let agents hold my listings open, I'd see mornings and afternoons on both days.  Right now, opens are a waste of time out here after the first initial week.

The most active time for an Open House is one to three in the afternoon on a Sunday.  I have never held an Open House on any other days than Saturday and Sunday.  I usually hold it open form eleven to four.
