If the seller has the option, I would try the weekend prior or the weekend after the Holiday weekend.  Stats say, usually a bad weekend to list a home.

Interesting to note that the market has the first & final say & not other sources necessarily. If a property comes on the market, the market eats it up

Heck no! It's birthday weekend!!  And while we're at it - let's start normalizing real time off and stop pounding our chests that we work 24-7-365... 

I would do it.  It seems that people visit homes on holidays since they aren't working, haha.  When I am able to time listings, I usually prefer to go live on a Thursday since it seems to build up for a busy weekend.  I enjoy getting the listing under contract after the first weekend on the market.

I don't have any hard stats but this seems like a bad idea if you are in the Detroit area. A large part of the local population leave town to go "up north".

Sometimes, even real estate agents need time to recharge the batteries. Holiday weekends are a good time to do it. 

Serious buyers should be looking at homes on the holiday. They should not be spending their money out of town when they need it for down payment and closing costs. Fewer interested buyers on a holiday but more committed buyers.

Many people go away on Labor Day, but I would list it because there is such pent-up demand in our area, right now

I am a destination town.  IF I am not vacationing and scheduled at the the request of the seller, I would.   

Why not?

I've watched others list on Labor Day here and even in the crazy years, nothing happened!

Either people are wrapping up vacations or enjoying one final holiday with the kids before school starts full-speed ahead. It's a virtual ghost town here in the Charlotte Metro real estate market during any holiday really!

Labor Day Weekend is almost a Ghost Town.  That doesn't make it a bad time to post a new listing.  People that are seeing home during this holiday are more apt to be highly motivated.  The quality of showings skyrockets.

Labor Day is a holiday weekend usually spent with family and friends, not a day for buying a house. There are exceptions, but  in my professional opinion to suggest there is would be misleading  

I think to many people leave town but then again the serious buyers could still be in town.

Very busy, we're a lake community.... summer holidays are always busy.

Even if people are in town, they usually have other things on their mind that weekend.  I would time things for the weekend before or after.

Market usually picks up again after Labor Day.

It's a crap shoot. When you do it, it is gang busters. When I do it, it is a dud. But one never knows until they do it.
