Have pictures tell the story.  Make great photos and create desire.  I've had more people tell me they like the photos as opposed to liking my remarks for example.  ALso, if possible, sell the neighborhood/community.

It depends upon the location of the property and the main features the property has but, those features must be highlighted. It's best done by 'story-telling' and we are so very thankful that our MLS has allowed us to now use 4000 characters & spaces! I always had so much trouble when a home had numerous great features, fitting them all into the former 1,000 characters & spaces that were allowed!

Depends on the property, but typically highlight the key features for the current or upcoming season, if near the season's end.  A pool in the end of spring and summer time is great, but not very useful in the fall/winter.  Indoor gathering spaces for that time frame.

 

Depending on if the home is part of a community with amenities, I'd list/sell those.  Walking distance to schools/shopping/places of interest.  If it's close to a church or Chabad, I'd post a flyer there (driving is not allowed on the Sabbath).  Stuff like that.  If a video is done, highlight that in the video.

Highlight the positive desired features and ensure photos include many different angles, including a way that shows the layout and flow of the home without the need to look at a floor plan.

Accentuate the benefits of the house, then the neighborhood and schools and then any upgrades.  A description of a larger backyard and view is quite beneficial if they exist.

My buyers tend to be looking for a lake property and most of  our listings are lake front.  So I would likely describe the view, the water frontage and the location.
