We are 'water' people and currently do have a pool in our backyard. It is our 3rd home with a pool. 2 were bought with a pool, the 3rd we installed. This one was already in our backyard. 

We use it often and when it's not in use, it's open, clean and is a a great focal point in our backyard.

As for cost/value - it's worth every penny for our pleasure. However, we did not make our money back on the one we installed! While there are many folks who search for homes with pools, they still don't add as much value as some who install pools think they will!

No pool. I live near the South end of the San Francisco Bay. Typical weather is grey mornings with sunny afternoons and breezy evenings. Not the kind of weather that I think is good for a pool. Yet two houses right behind me have pools and a neighbor two doors down also has a pool.

So it is really a person preference.

Does a pool add value? I think it depends on whether you or a buyer wants a pool.

Backyard pools are extremely rare in North Dakota Peter Mohylsky , www.athome30a . They are so rare that in my decades as an agent I have yet to see one.

We do not, nor are pools common where I am. I actually do not remember going to any listings in MT where pools were included. Lakes, yes. Streams, yes. Pools, no.

I've never owned a home with a private pool.

I lived in an HOA that had one, I used it more when my son was young than once he grew up. Not a fan of public pools.

They add value for 35% of San Diegans roughly - I base that on my buyers...50% don't want a pool, 35% do, 15% can go either way.

Where you are in life and how you relax and or exercise has a lot to do with a pool's value.

It is rare to find a home in the Denver metro area with a pool, as many years there is only 1.5-2 months you can use it.   NO VALUE.

Yes we have a pool and it was there when we bought the home.  We have had it re-done one time since we've lived here.  It doesn't get as much use this past few years but it did for years and years.  We had many pool parties and hope to do so again - unless we sell and buy a golf course home!

And yes pools are common here in the PHX metro area.  Probably half of all homes have a pool or a community pool.

In some areas, many out here have pools.  I do not, did not want one.  All my neighbors have one.

Pools do add value out here.  In some neighborhoods, being the only one without a pool makes your home almost unsellable.

  As you know, pools in Florida are very common.  

 

  Buyers and Sellers (and homeowners) should be aware:

 

     Pools might increase desirability / salability, but they will usually not add value for appraisal purposes.

 

   Maintenance costs:  depending upon the size and type of the pool, you will have monthly expenses for chemicals, cleaning, and electricity. 

   Even if you "shut the pool down", you will still need to maintain it. 

 I listed a house recently; the swimming pool was abandoned; it had become a frog pond.  The Seller had to have it pumped dry, then filled it in with dirt, then sod over it. That was not cheap!

 

   Your homeowners insurance premium may get increased for your swimming pool.

 

   (In Florida) you are responsible for keeping that pool fenced and the gate closed and latched/locked.  The original Florida pool fence statute was passed after a local newscaster's child drowned in a neighbor's unfenced pool.

 

     There are advantages and disadvantages.  Do your research before installing or purchasing a swimming pool!

I live in a community with a pool. It needs repair and maintenance. If, for some reason, assoc decided not to take care of it and fill it in, I would move. Does it add value to a home? I would say not as much as it costs to build and to maintain. When I owned my single home, I did not install a pool. We joined a swim club/ country club. In our area an appraiser does add value for a pool

No pool.  My brother has had one, my daughter currently has one.  In fact her husband started a pool service on his off (firefighter/medic) days which helps fund their enjoyment of their own pool.

Never had a pool.  Our daughter does.  She built house and installed pool.  Maybe it doesn't add to resale value, but it adds to their/our lives because her children swim like fish and enjoy it from May to September annually.

I do - love it most of the year, though it's expensive and annoying to maintain.  Was here when I bought the house.  We have regular 100+ temps in the summer, so it's great, and the spa part of the pool becomes my cold plunge in the winter.  It is kind of breakeven here re: value - some people want a pool because of the heat, others do not because of the expense/upkeep.  But for many people accustomed to a shared public pool in a condo community, a nice, private pool is a huge upgrade.  Mine is also dark bottomed (warmer water) and salt water, so that helps, too.

Good morning Peter. When I lived in Florida all my homes had pools. The first home the pool was overdone and added value less than the cost of installation. The others covered there cost. By the way the first home had the least use.

A home pool is like having a boat.  You regret the day you get it and praise the day you get rid of it.  It adds immense value to homes in a hot climate.  The maintenance makes ownership a nightmare.

When we lived in FL we always had a pool. We also had one in Houston. I'd say it depends on where you live as to the value it adds.
