I never heard of Redy.com so just checked it out. A seller registers on the site, then agents who are part of the site compete for the listing by submitting proposals, including how much they are going to pay the seller to get the listing. If they are chosen and the house doesn't sell, the money they paid is not refunded. Also, the agents pay a fee to Redy when the listing agreement is signed (although without signing up, we don't know how much that is)

At least that's how I read the Q&As so I'd steer clear.

Reading their website, it sounds very similar to HungryAgent.com (now defunct).   You'd offer your commission amount/rebate to buyers or sellers and if accepted you'd owe a referral fee at closing to the company.

The variation I see with Redy is you pay the fee at listing, so close or not, you're paying for the opportunity to close at whatever commission rate you offered to the seller.

Not exactly a business model I'd want to participate in.

We don't need to PAY people to 'choose us' . . . don't we do enough already to EARN their business?

Once your pocket is open to a client . . . it will be picked repeatedly until you are feeling a tingling sensation up your leg! 

That sensation is getting screwed in a way that will not result in a happy ending!

While "mistakes" with Redy depend on your specific perspective, both sellers and real estate agents have reported concerns about the platform's payment structure, transparency, and potential for long-term complications. 
 
For sellers
  • Potential for long-term agreements: Some users have reported that companies with similar models to Redy's require sellers to sign long-term agreements and place a lien on the property. This could obligate the seller to pay a percentage of the closing costs even if they choose an agent outside the company's network.
  • Lack of transparency on fees: It's unclear how much money Redy makes from each connection, leading to concerns about transparency regarding the distribution of funds. While Redy states it gives a "cash reward just for listing their home," the specifics of this and how it compares to traditional listings can be opaque. 
 
For real estate agents
  • Paying for a listing is not a guarantee: Agents who pay to connect with a seller are not guaranteed the listing, and even landing the listing does not guarantee a sale.
  • Paying a fee upfront: Agents must pay a fee upfront or upon signing a listing agreement, regardless of whether the property sells. If the house doesn't sell, the agent loses their investment.

  • File a complaint with your state's Real Estate Division: This agency can investigate claims of misconduct against an agent and take action.
  • Consult a real estate attorney: If you suspect misrepresentation or a breach of fiduciary duty, an attorney can advise you on your legal options.
  • File a complaint with the local Realtors Association: If the agent is a member, you can file a complaint with their association. This may not result in monetary compensation but could lead to fines or required education for the agent.
  • Gather evidence: Document all communications, contracts, and any other relevant information to support your claim.
