I know they are out there but have not had the chance to use one. Don't know all the ins and outs. Uses property income to qualify instead of buyer income.

It's a tool for investment property's. If the ratio is above a 1, then the property is covering it's expenses. Every bank will have a different threshold in which to lend in. Typically banks in my market want to see at least 30% down payment for investment properties but 50% is not uncommon- and it also allows them to see a DSCR above a 1.
