This kind of email sits in a gray zone. On the surface, it uses familiar real estate language (cash buyer, immediate interest, Dotloop documents) that makes it look legitimate. But there are several red flags that raise the probability it’s spam or at least a phishing attempt:
Generic phrasing: No property address or specific details are mentioned, just “your listing referenced above.” That’s a common spam tactic.
Urgency pressure: “Timing is critical” and “ready to act” are classic urgency cues used in scams.
Unverified sender: You don’t know if “Tony Adams with RE/MAX Kansas City” is real. Scammers often impersonate well-known brokerages.
Document request: Asking to forward Dotloop documents without prior relationship is suspicious.
📊 Probability estimate: I’d put the likelihood it’s spam or phishing at high (around 70–80%), unless you can independently verify the sender through RE/MAX’s official channels or MLS records. That and I would suspect that he'd call you first!

Don’t click links or open attachments.
Verify the agent’s license and contact info directly through RE/MAX Kansas City’s official site or your MLS.
So what’s the purpose of this “phishing expedition”? Honestly, it feels less like fishing and more like someone tossing a rusty hook into the water while yelling “CASH BUYER!” to see who bites 🎣. The scammer’s dream scenario is that you’ll hand over documents faster than a turkey disappears at Thanksgiving dinner 🦃. In reality, it’s just another attempt to reel in unsuspecting agents with urgency, vagueness, and a fake RE/MAX badge.
That and who the hell uses the phrase "your property aligns exceptionally well with their acquisition criteria?"
If you ask me, the only thing this expedition is catching is eye-rolls and spam filters.

Basically they want you to open the file attachement which will compromise your computer. They'll get access to your emails and then send false wiring instructions out. Or they drain your accounts, steal all your data and sell it off. Or they encrypt your hard drive and demand a ransom to unlock it. The list goes on.

When I get something like that I pick up the phone and call the agent, most of the time they do not have any knowledge of sending anything.
