I do track the market for my primary service areas, but watching
San Diego-wide can be misleading depending on the neighborhood.

So I track trends at the ZIP code level, which is still a little imperfect because many neighborhoods span two to three ZIP codes. Example... Mission Bay Park, where I live, falls into 92117 and 92110, so I average the two.

I also separate the data by property type because the detached and attached markets can behave very differently.

Single Family Homes Only

North Bay Park

  • Down 2.3% in December 2025 vs. December 2024

  • Down 2.9% year-to-date

South Bay Park

  • Down 11.2% in December 2025 vs. December 2024

  • Down 3.2% year-to-date

Same in my market - tracking by zip code, and in some cases, schools. A home across the street might attend a different school.

Having a long prior career on Wall Street- yes, I monitor this stat and lots of others. Time on market is a key indicator here because 4 months on the market - the listing tends to sell at around a 9% discount to original asking price. After 6 months, that spread  widens to a 14% discount to original asking price.

Being retired I have access to very little market info. That said in the new construction arena, which is plentiful in my area, prices saw incentives in December 2025, but prices are creeping yo slowly.
