I always ask open house visitors "What brought you to the house?" or "How did you learn of this open house?"

Once in a while the answer is because they saw the Open House sign. I can't recall an eventual buyer from that specific source.

Visitor to the open house: Yes.

Never once has a listing of ours sold because of an open house in 30+ years.  Only times someone has come to an open and written an offer was when their agent brought them or their otherwise busy agent sent them to the open house.

The first listing I ever had sold because of an open house. An agent was in the neighborhood, not planning to see my listing but they saw the signs, came in, and ended up buying the house. There were others over the years that I don't remember. Most recently in 2024. One of my listings was sold by an agent doing an open house there. Not sure if the buyer saw the signs or the ads online.

Yes I did Fred Griffin Florida Real Estate and it was a very influential multi-millionaire. He and his wife were driving by when I posted the sign at a condo. I showed them the unit and they purchased it cash immediately. They don't live here but visit frequently and didn't want to stay at motels anymore.

Yes, I have had closings from people that saw my signs.  They usually became a client and I'd sell them a different house.  I wouldn't have survived on this method of making a living but some do.

Not from the sign per se, but from hosting homes open.

I was an open house ninja - hosting every weekend, torrential rain or blistering heat, and often in the middle of the week - from 4-6 pm. 

Never sold a home to anyone from an open house - yet I sold a lot of homes to the people I met at a home I hosted an open house. 

These days, my listings rarely, if ever, have open house tours.

Hello Fred and I have pick up a seller and a buyer in the past from doing open houses.  It has been awhile but it is like fishing.  If you never go fishing you will never catch anything.  I am like Matthew, the first day I had my license back in 1997, I did a open house for my broker and someone came in and I sold them the house.

Nobody that was driving around saw my sign and visited. As for open houses way back in the day they were effective (mid 70's). That's when I quit doing them.

No, I have not received a cient either of those ways, Fred. A $175 sandwich board sign disappeared from the sidewalk outside while inside greeting potential buyers at one of my open houses though.

One of our agents uses Open Houses exclusively as her marketing. She owns over 10 open house signs, all branded to her, which she sets up around the neighborhood of her open. She is recognized for these and pretty much "owns" a neighborhood because all the sellers see her hosting another open and know how hard she works to get her listings sold. She does opens 4 to 5 days a week.

I have not and that's a big reason I don't do open houses, separate from the security and safety issue.
