I try to keep it to six homes and each home is compared to the prior home.  Think of the last time you had an eye exam and they asked "which is better, #1 or #2?"  I do that until get to the last one and they pick the winner and write an offer.

Three homes and a break to discuss what they liked or disliked. Then three more if needed. Six is about al the typical buyer can handle. Once I had a fellow relocating who wanted to see 23 homes in one day. He had a new spiral notebook and took notes. At the closing his wife said they move every couple of years and his hobby was open houses on Sunday while in residence.

10 homes seem to be the max from what I have witnessed with buyers, but everyone is different.  I have had clients who wanted to see 30 homes in a single day; that was a long day, haha.

It depends on the client. I've had clients who are googly-eyed after three showings and I've had clients who can do 12 properties. I think most can handle 5-6 in one day.

     Real estate video cuts way way down on the time and gas spent showing slow poke, one at a time the long list of "want to tour, gotta see".

     You can seriously whittle down the marathon list because they already video toured and ruled it out .. highway too busy, houses too close, living room too small, home too dated, etc.

     Or only need to tour two places that they really really want to see up close and personal. Save time, miles for you, buyers the efficient way.

I am glad those days are mostly behind me.  Back in the days when I was working with a lot of buyers, they were given an MLS printout on a clipboard with a pen.  They were instructed to take notes that would remind them of what they liked and did not like about the home, etc. Seeing the notes triggers the brain and reminds them of what they saw when they walked through the home.

Each to his own but I tend to keep it single digits and hopefully 5 or less.  I believe in letting my fingers do the walking and filter it to the properties that suit a persons needs.  Having been in the business longer than I care to brag, I know the different neighborhoods and that makes it easier to please the client.

Depends on the people, but after six, lots of people begin to forget which home was second unless they take good notes. You should never show just the good homes or "right" homes" Buyers need to see the good and the bad to help put things in perspective.  If you show them four perfect homes, they will not be able to decide. They really need to see everything in their price range that matches their criteria.

Depends on the clients.  Sometimes they get down the drive and say "this ain't it", so it's totally dependant on individual people and how they "look" at properties.

Well, there is showing and there is showing... I've had clients turn away when still in the driveway. I've also had some that went through every closet, only to announce later that they had no intention of bidding on the home. Too many showings in one day can indeed be very confusing. After each one, it's good to take temperature and mark it either a no, or a maybe and then review the maybe's again.

I will only schedule up to 6. After 6 they are mush. I also use the same comparison method that Ryan Huggins - Thousand Oaks, CA  mentioned to keep them focused on their top 2 all tour. I also use the flexibility that Laura T. Perry describes given that out of towners have limited time in town. But I'll usually try to break it up with a lunch break or book a morning tour with them, take another client out around lunch, and resume with the Relo in the afternoon so we get a break from each other and they can do some exploring.  This helps keep me fresh too. These days though I rarely show more than 4 - more as a reflection of our inventory vs. my practice.

Most clients- I would say 5-6 is the max they can handle.  It does get a bit more complicated when a client wants to view in a new construction building- and typically we are viewing 3-4 apartments in that one building alone - plus whatever other appointments we may have.

Oh, it depends upon the buyer--and their intent/needs. I've had relos that I will show 8-10 in one day. We rank them 1-10 and make notes after each tour. At the end of the day, we discuss our top 3. 9 times out of 10, their top one remains their top one. We can opt to revisit or write an Offer. 

If they are local buyers, it's often 1-5. I had an all-day tour yesterday that I showed former clients who are moving areas within the Charlotte Metro. We spent, literally all day long visiting 4 new home communities as they want ONLY new construction. We narrowed to the top 2 and we are currently making a pros and cons list for each of them! 

I will say that I rarely have to show more than 3-5. Buyers tell me what they want and I dig until I've found a few options for us to tour. We want homes that check all boxes or at least 100% of the NEEDS boxes and most of the WANTS!

Depends.  I send the properties in advance and ask buyers which ones they would like me to schedule.  When the number exceeds top3, I ask why they chose more.  I also give them printouts so they can make their own notes.  Once outside I ask buyer to share comments immediately while fresh in their minds.  Pictures do not necessarily coincide with contents.

I learned to do this when an attorney made a midday appointment for a luxury waterfront home.  He shared no dialogue while viewing the property.  I sat there for two hours in silence.  

When departing the property, he asked if he could bring his parents and wife back later that afternoon.  He did purchase the property.  However, I would never work with him again.  A story for another day.

Good to package everything in a way that they can remember and contrast the listings they looked at.  Lots of pics, keywords for things that caught their eye, etc.
