I would suggest going to a half dozen LOCAL lenders, explain the business plan and how you will be paying the loan back.

Local lenders are more flexible and they have more knowledge of the local economy and well as an interest in the survival of local companies.

Honestly I'm not sure how to go about getting a loan without some collateral these days.  I know the rates are higher.  Last one I got I had an established business and was building a new office.
