I would suggest going to a half dozen LOCAL lenders, explain the business plan and how you will be paying the loan back.

Local lenders are more flexible and they have more knowledge of the local economy and well as an interest in the survival of local companies.

Commercial rates are generally (in my experience) about 2 % higher than residential.

Depends on the creditworthiness of the borrower.

By now you have had a conversation with Hannah Williams and she knows what type of business and what the proceeds will be used for. That done she can contact possible lenders and discuss their parameters. Rate to be determined by credit standing of borrower and perceived risk. Good luck.

Honestly I'm not sure how to go about getting a loan without some collateral these days.  I know the rates are higher.  Last one I got I had an established business and was building a new office.
