We get lots of all cash buyers, LLC buyers, Buyers putting the purchase into a trust- so this will have an impact to our market. The last Fincen big change was in 2016- and that structurally changed our market but it did need to happen to route out money launders. I don't believe this will have an equivalent impact but it will add a lot more stress onto deals as buyers have even more work to do.  That said- since our deals do take a long time compared to everywhere else- it will take awhile before it really hits deal flows.

It is past due.  Money laundering in our area is keeping the middle class from purchasing homes.  SC got a big shock in the budget when they started charging capital gains at closing instead of expecting sellers to remember they owed SC money on the sale.  $38,000,000 collected in the first quarter, after it was enforced.  Some of the rules have been revised, but we are not bleeding revenue from non-residents selling their 2nd homes at the beach or in the mountains.

I don't think it was needed. If a seller wants to owner finance part of the sale price, that is common around here and shouldn't raise any red flags. I see lots of owners who request that their ownership info be "hidden by request" in public databases. I wonder if that will be looked at as a red flag now? Hard to say how many deals and people will be affected by FINCIN.
