No, the only zero lot lines we have are townhomes with community grounds outside of the townhomes controlled by the HOA.  The average single family home here is on 1.3 acres.  And currently no property can be divided smaller than 100 feet of water frontage, 100 feet of road frontage and 130 feet at building site.  Love living in rural America vs. postage stamp.  Used to live in San Diego and would never go back.

They do exist here, but in smaller developments.  Usually one wall of the house is on the property line with the neighbor, but the other three have room.

Nope! Even in the oldest parts of town, where the lots are the smallest, the lots were 50' X 100' at the minimum Andrew Mooers | 207.532.6573 . Since then they have only grown.

Andrew Mooers | 207.532.6573 since Lake County has done away with the minimum square footage, there will possibly be more tiny homes built in my area. The main issue will be setbacks for septic tanks and wells. The lots need to be at least 50X125 in order to meet the requirements.

Zoro lot line lots are rare but exist in downtown St. Augustine. Located in the historical districts and lots were platted at 25 ft wide. The City passed an ordinance many years ago to require 2 lots of this size to build, to stop the gentrification of the historical neighborhoods.

St. John's County tries to enforce a minimum lot size but still allows builders to offer 35 ft frontage in their mass developments with a side setback of 5 or 7 ft, sometimes on each side, sometimes the total of both sides, so homes could be eve to eve almost. 

Technically, townhouse and condos could be considered zero lot line in some case, since the adjoining walls touch on both sides,except for the end units.

We do have some areas that consist of zero-lot-line homes. Land is so expensive that it is the only way some developments will pencil out for the developer.

 Many of the newer subdivisions in Tallahassee are "zero lot line".   Especially the mid-priced homes.  

The builders blame it on the cost of development (regulatory fees, infrastructure costs, etc.).   

Some buyers and some Realtors blame it on Developers squeezing out every possible nickel from a parcel of land.

 

It has nothing to do with "land shortages" or "lack of space".  Look at a satellite map of the Tallahassee area.  Yes, much of that green area is national forest or state forest or otherwise unavailable land,  but we are still surrounded by thousands of acres of buildable land. 

   The plantation owners to the north (those are hunting plantations, not Old South / Gone with the Wind plantations) are hesitant to let go of their vast tracts of real estate.   They are playgrounds for the uber-wealthy, and they want to keep it that way.

Only homes that have them here are townhomes.  It's not for me.  I need space.  Our average lot size is better than an acre.

In my area townhomes are popular and many in the 2,000 plus square foot of living area are extremely popular. That said, most new construction is in the 1,500 to 1,800 square foot range for cost reasons. And, they are selling like hot cakes.

We have all different sized lots from over twenty acres to Single Family Hones in a Condominium community.  Our zero lot line homes don't really relate to the size of the lot jut the style the builder chose to utilize.  The odd thing about zero lot lines is you need to get permission from your neighbor to paint that side of the house.
