The trend seems to be larger homes on postage stamp sized lots.

    New subdivisions have decent sized houses, but they are built on tiny lots.  In some areas, the houses are very close together - "zero lot lines",  almost approaching a party wall. 

    I've seen new neighborhoods in Tallahassee (and other Florida cities) where you cannot drive a truck between your house and the neighbor's house.   What will you do when a repair crew needs to take their vehicle to the back side of your house, and they can't squeeze it between you and next door neighbor?   You may be talking to other neighbors about crossing their land, and if they say "No", you might need to review HOA documents to see if you have permission to do that.

          Take a long look at the lot size, and the ingress/egress/access before signing that Contract for Sale and Purchase!

In today’s San Diego market, non-luxury buyers are often choosing more house over more land.

Why? Because you live in the home, but you pay to maintain the lot. A larger lot property can mean higher property taxes, more water usage, more landscaping costs, more maintenance in general, and more weekend chores.

For many San Diego buyers, usable interior space has become the greater priority. They also do not wish to be house-bound. San Diegans like their social and exercise activities away from home.

They want the extra bedroom, the larger kitchen, the home office, the family room, and the storage. More house. Average lots & land. Less maintenance. Lower Fees.

In San Diego, that tradeoff is making more sense to a lot of today’s buyers.

It depends on the buyer(s) - the needs and wants range. 

A bigger house on a smaller lot is the trend in suburban Chicago new construction. 

I would say larger home; less maintenance and smaller lots are more typical of homes closer to large urban commuting areas, where there is not much open space for building lots.

Your home prices should be attracting retirees from the DC Metro Area. Most of them are more interested in the home and the location rather than the amount of land.

In my area you get the larger lot like it or not. Some of the most popular subdivisions lean towards the lower side. Of course depends on buyer profile and income. Most people here have the means to pay for landscaping service. Horsey peeps have no choice, you want horses, you got to get 5 acres.

Each person is different, but I would say overall people want a larger home, as evidenced by builders building big homes on small lots and people still purchasing them, haha.

Most definitely the larger home. The larger lots are being subdivided in the neighborhoods like mine these days. Huge homes are being built on now, postage stamp lots.

Interesting answers.  Give me a larger lot any day.  The value is in the land.  The house can always be changed.

Today's buyers seem to lean toward bigger houses. Often two stories on a smaller lot.

It totally depends on the buyer... some want land, others want interior space. And I see buyers compromising all the time on land for location and good schools.

The size of the home and number of bedrooms outpaces lot size.
