Doing a highly personal or expensive remodel, like installing a luxury kitchen or bold custom finishes.

Sellers are usually better off focusing on minor, broad-appeal updates such as fresh neutral paint, small repairs, deep cleaning, curb appeal, and simple fixtures.

Anything big but carpets were either a hit or complete miss. I told sellers carpet choice is very personal. Stick to the little tweaks and leave the rest, but price right.

I would say any major remodel, as it is doubtful you will get your money back. Better to repair or spot upgrade to make it look good and presentable. For example, kitchen and bathroom remodels. You can however put in a new toilet, put in new faucets or light fixtures. In the kitchen new appliances, faucets or replace a damaged counter.

   Bathroom upgrades that are too much for the house.  I saw a 3/2 1400SF house, in the MBR they had installed a monster Whirlpool bath and a walk-in shower.  It was overwhelming and out of place!

Anything really. Keep it simple 

Repair anything that doesn't work right.

Clean, clear, paint. Flooring if needed. 

Price it according to the current market

this is not the time to gamble with a reno! 

Best to focus on things that need to be fixed and let the buyers decide how they want to renovate it. 

None. Flooring, window treatments, bathroom/kitchen renovations and even paint are all highly personal in taste. I have seen many sellers lose buyers and money when they renovated to their taste.  Just do minor repairs vs renovations, clean thoroughly and price accordingly.

Any kind of remodeling.  The house should be show ready at the time it's being shown.
