Hidden Condo Deal Killers - Ownership and Commercial SpaceThere Are Condo Ownership Rules That Can Block Financing ApprovalDid you know one person can own too much of a condo project? If that happens, the condo could be labeled non-warrantable.Here’s the general rule: For projects with 5–20 units, one person can’t own more than 2 units. For 21+ units, no one can own more than 20% of all units. That includes investors, partners, and even family trusts. Too much ownership concentration makes the property riskier for lenders.Another common issue is commercial space. Fannie Mae says no more than 35% of the building’s total square footage can be used for retail, offices, or restaurants. If your condo sits above a large café or fitness center, it could push the building into " non warrantable "...

It symbolizes connection, success, and fun, making it a timeless part of human interaction. Introduction What Exactly Is a High Five? Ever wonder where that iconic slap of hands came from? When you’re pricing your home for sale, you need to understand two critical numbers: market value and appraised value. Market value is what a buyer is willing to pay today, while appraised value is what a licensed appraiser determines through data and comparables. The two don’t always match. Sometimes homes sell above appraisal due to demand, location, or upgrades. If you’re buying, this difference matters for your loan approval. Let me guide you through accurate pricing strategies that align with lender expectations.I also break this down in my YouTube video on market vs. appraisal—so you’re never caught off guard during the process. #AppraisalTips #HomeValue #MarketValue #ArizonaRealEstate #ChrisDunhamRealtor  appraisal vs market value, home pricing, real estate appraisal, Chandler hom...

This Week…Mediterranean or Latin Style? One of my goals this year was to try different recipes, either ones I’d never made or had not made in years. Thanks to our Anna "Banana" Kruchten, and her inspiration for Weekend Fun in BananaTUDES recipes, I have even more motivation to try and share recipes. This is a Martha Stewart recipe I tried many years ago. Larry and I don’t eat as much of anything anymore, and that includes meat, but sometimes you want a good steak of some kind. This recipe uses a flank steak, which is cooked quickly over high heat.  There are two styles of marinades…one Mediterranean in style and the other, a Latin marinade.  You’ll want to marinate the steak 4-24 hours in the fridge, flipping occasionally. NOTE: If you marinate the meat in a ziplock bag, get as much air...

The local paper featured a large part of page one last week to a big picture of a golf ball.  The reason they were announcing the opening of the latest golf course which brings the total to 801 holes of golf.  Just to keep things in perspective the second largest golf complex in the world is China’s Mission Hills with 396 holes of golf.  In the United States number two is North Carolina’s Pinehurst Resort with 189 holes of golf.  Oh, and The Villages aren’t done yet, more coming! The paper shared some very interesting stats, in 2024 2.9 million rounds of golf were played with 2,713 holes in one.  If you are wondering how this all started on October 1st, 1985, the first nine-hole course was opened at Orange Blossom Hills which was the beginning of The Villages, Florida.I mentioned more c...

(Charles Stallions Real Estate Services )
🏡Why Pensacola, Pace & Gulf Breeze Must Act NowA recent report from the National Association of Realtors reveals a troubling trend: first-time homebuyers now make up just 21% of the market nationwide—a historic low. Even more striking, the average age of a first-time buyer has climbed to 40, up from 38 last year. For communities like Pensacola, Pace, and Gulf Breeze, this signals a growing affordability crisis that threatens the foundation of upward mobility and the dream of homeownership.💰 The Wealth Gap Is WideningWith homeowners now holding 43 times more wealth than renters, delayed access to ownership means missed opportunities to build equity. As NAR’s Chief Advocacy Officer Shannon McGahn notes, waiting until age 40 to buy a starter home—rather than 30—can cost a family roughly $1...

When Vivian first reached out to us, she was going through a big life change. After many years of marriage, she was now facing an emotional divorce while also managing the challenge of selling her family home on her own. The house held decades of memories, and it was a lot to take in both personally and in terms of day-to-day details. It was all the little reminders of her life there and letting go felt overwhelming. From the beginning, Larry and I had a goal to make things easier and help Vivian feel confident every step of the way. We went over everything together from pricing, a little staging, and some small repairs. Since she had limited time and energy, we took care of most of the coordination with contractor, photographer, and potential buyers, keeping her in the loop so she alway...

Day at Auburn University Club ⛳ or Tailgate Party Downtown 🍻?When it comes to Auburn living, few things capture the spirit of this town like a crisp fall day spent with good friends and great energy. Some folks prefer the peaceful rhythm of a golf game at the Auburn University Club, while others thrive in the buzz of a Downtown Auburn tailgate before a big game at Jordan-Hare Stadium. Either way, it’s all about celebrating community—and finding your place in it.Life at the Auburn University ClubFor many, a Saturday morning starts early with a round of golf, sweet tea in hand, and views of Alabama’s rolling fairways. Living near the Auburn University Club means you’re steps away from top-notch golf, a relaxing clubhouse atmosphere, and a close-knit neighborhood that feels like family. Im...

Journaling and Storytelling with Microsoft Copilot  Good morning! For this blog post, I am using Microsoft Copilot to create vivid imagery by using creative prompts that tells a story through images. The prompt is what I ask for to create an image. What I like is it is free, the quality, and the image comes out the way I asked. Let's face it, I don't want to spend any more money than I have to. As for true storytelling, I have no desire to use ai to write my stories. My words are my words, and I don't need them to be manipulated. This is actually a practice session using prompts to create images and share them both today.Prompt: This is what I want you to create for me a river with waterfalls deep in the forest of the tall, towering pine trees then let me see one owl and one bird to ima...

I'm not sure why this concern came across Timmothy's mind but I have noticed announcements from "RING" that they are starting a lost dog feature for RING subscribers. This is a natural for RING as most of the local videos I see are homeowners reporting lost dogs captured on their RING doorbell.I want to share a old story with you about when Timmothy lost his guinea pig, Hershey six years ago. The picture below is the only one I could find here at work. The story is that Timmothy had Hershey in a little pen in the backyard. When Timmothy was not looking Hershey escaped. We assumed we would never see Hershey again. Two days later I was in the backyard and I spotted Hershey hiding in the grapevine growing on our fence. I scooped him up, rang the doorbell and told Timmothy that someone was he...
