Wordless Wednesday - Let's Start Learning to Ride! Breeze here is ready to start learning to ride horses.  She is a search and rescue dog and has done many searches for missing children and people.  She is very good at her job.  It looks like she is telling us that she is now ready to take her first riding lesson so she can do her job from horseback in addition to searching while on the ground.  After all, you have to admit, more can be seen from a higher vantage point.  Learning to ride first on a wooden horse helps the student learn the basics of steering before trying it out on the real one.  Much better to learn on a "steady Eddie".

The major challenge in today’s housing market is that there are more buyers looking to purchase than there are homes available to buy. Simply put, supply can’t keep up with demand. A normal market has a 6-month supply of homes for sale. Anything over that indicates it’s a buyers’ market, but an inventory level below that threshold means we’re in a sellers’ market. Today’s inventory level sits far below the norm. According to the Existing Home Sales Report from the National Association of Realtors (NAR): “Total housing inventory at the end of April amounted to 1.16 million units, up 10.5% from March's inventory and down 20.5% from one year ago (1.46 million). Unsold inventory sits at a 2.4-month supply at the current sales pace, slightly up from March's 2.1-month supply and down from th...

VA Loans have many advantages and are one of the most appealing paths to homeownership — this great benefit is reserved exclusively to those who bravely served our country and select military spouses. One of the most common misconceptions about the VA Loan program is the amount of “Red Tape” involved, this isn’t the case. The bottom line is average closing times for VA loans rarely differ greatly from those for conventional loans and offer some great benefits.   Advantages of a VA Loan  Purchase your home with as little as 0% down payment - up to 100% of the appraised value. Competitive interest rates and no private mortgage insurance mean lower monthly payments Lenient credit guidelines Lower interest rates as compared to other home mortgage loans 30-, 25-, 20- and 15-year terms are all...

So far, 2021 is the year of the sale. It's a "seller's market." You know homes are selling faster than ever, with listings in short supply around the country, including right here in Prescott, AZ.  The equation is simple: low inventory + motivated buyers = record home prices. If you’ve been thinking about putting your home up for sale, now is the time to do it.  OK, you’re convinced. You’ll put your home on the market. But please, don’t do it alone.  In its 2020 Quick Real Estate Statistics Overview, the National Association of REALTOR® reported almost 89% of sellers were assisted by a real estate agent, with homes, on average, selling in just three weeks. There’s a reason an overwhelming majority of sellers choose to have a trusted advisor by their side, and those reasons still apply n...

I Turned Down a $MIL Listing! Recently, I took a phone call from a property owner who was interviewing listing agents. I asked how many professionals did he plan to interview. He said,  "As many as it takes to get the job done." I told him it only takes one experienced professional to achieve the goal.  This was my first red flag. He insisted that it was $1 million home (though the purchase price was less than $280K a few years ago). He gave me the address, we hung up and I got to work. After diligently researching, the property was in severe disrepair.  It was dated and in extremely poor shape, the wood rotting and pulling away from the structures. The interior photos were reminiscent of the 1990s with floral wall paper, mauve and dusty blue paint on the walls. Though over 7,000 square...

If you are planning on purchasing a home in the near future, you need to make sure you have enough money saved up. While there are a lot of expenses that go along with purchasing a home, the biggest expense is the down payment. The common belief is that people have to put 20 percent down; however, even if you don’t have 20 percent saved up, you might still be able to purchase a home. It will depend on whether you can get a lender to provide a loan that is greater than 80 percent of the purchase price of a home. If you have a strong credit history, you may be able to get one.Getting A Loan With Less Than 20 Percent DownFirst, many lenders realize that many people do not have enough money saved up to put down 20 percent. After all, this could be tens of thousands of dollars.  Although som...

How Misunderstandings about Affordability Could Cost You In Connecticut There’s a lot of discussion about affordability as home prices continue to appreciate rapidly. Even though the most recent index on affordability from the National Association of Realtors (NAR) shows homes are more affordable today than the historical average, some still have concerns about whether or not it’s truly affordable to buy a home right now In Connecticut. When addressing this topic, there are various measures of affordability to consider. However, very few of the indexes compare the affordability of owning a home to renting one. In a paper just published by the Urban Institute, Homeownership Is Affordable Housing, author Mike Loftin examines whether it’s more affordable to buy or rent. Here are some of th...

Even though Denver is situated at the foot of the Rocky Mountains – which you would expect leads to cooler weather – the city often experiences intense, dry heat over the summer months, occasionally soaring into triple digits during a heatwave! Heatwave or not, though, Denver – and Colorado in general – averages temperatures of approximately 90 degrees or above. Whilst your summer days are often sun-filled with low humidity, meaning you can take advantage of the beautiful scenery surrounding the city, and the evenings are cooler, for some, the heat can be simply intolerable – especially when it exceeds 100 degrees. And, if your home absorbs heat particularly well, or you live in a small apartment, this can leave your space feel stuffy and claustrophobic. Excess heat can negatively affe...
