Project finance is the long-term financing of infrastructure and industrial projects based upon the projected cash flows of the project rather than the balance sheets of its sponsors. Usually, a project financing structure involves a number of equity investors, known as ‘sponsors’, as well as a ‘syndicate’ of banks or other lending institutions that provide loans to the operation. They are most commonly non-recourse loans, which are secured by the project assets and paid entirely from project cash flow, rather than from the general assets or creditworthiness of the project sponsors, a decision in part supported by financial modeling. The financing is typically secured by all of the project assets, including the revenue-producing contracts. Project lenders are given a lien on all of...

SUNDAY PHOTO FOR ALL  I always have my camera with me for moments like this one. This is a recent home that we purchased to Phoenix fix and flip it. The grass in the backyard was completely over grown since it has been neglected for months. I do not know the whole story behind this home. However, we are ready to with this investment opportunity. This is my favorite part of real estate when we renovate a home both the exterior and interiof of it. Real Estate and Beyond network have the professionals in place to make this happen for all real estate investors. We also offer full property management services if it is a Phoenix Buy and Hold property.  I will share more investment opportunities in 2017. Make it a great year with Real Estate and Beyond in 2017.

PHOENIX PROPERTY MANAGEMENT STORY #1: MY PARENTS HAVE BEEN DEPORTED BY THE UNITED STATES GOVERNMENT I have been doing Phoenix Property Management for the past eight years. I have many stories to share that people never believe they ever happen. Folks! I do not make these stories up. Recently, I have been taking my teenage son with me to be my witness. This is what I do for my owners when it comes to Phoenix Property Management. The other day a family member called me to inform me that her father was in the hospital. She wanted my office address so they the family could pay the rent for the month. I wished her father well. I did not think anything of it since her parents paid rent on time each month. I knew them by first name basis as we do with many of our tenants.  I got a call last ni...

PHOENIX REAL ESTATE LET’S REVIEW FAIR HOUSING LAWS Fair Housing regulation is very important in real estate because it protects buyers and sellers. Congress passed five major Acts of Congress to be known as the Fair Housing Laws. I would advise to check with your state, county and local laws because some of them have enhanced the fair housing laws depending on where you live in America.  Protections at the Federal Level: Age, color, disability, familial and marital status, national origin, public assistance, race, religion, and sex. We learned this in obtaining our real estate license. We always need reminders so that we stay fresh. Protections at the State and Local Level: People are protected on their sexual preference and ancestry. People are further protected against disability both...

House hunting can be a very daunting and be an extremely overwhelming process for someone. A person will have a much easier time looking for houses that they want to buy if he or she enlists the help of a real estate agent. A real estate agent can certainly be a big asset in any individuals search for a new house to buy in a multitude of different ways.A great asset that a real estate agent has for any potential home buyers is that a real estate agent can access a special site, only available to licensed real estate agents that will show all of the houses that are currently available on the market and give details and prices for them. This is a great thing to have access to as it can help a person narrow down the house search without even going to the actual house.Along the same lines a...

The real estate industry continues to grow and thrive. For each transaction, both buyer and seller have a representative that works on the negotiations, legal work and closing. These representatives are compensated well, especially for larger transactions that are more complex and have a smaller market of people. There are two main types of representatives including a real estate agent and a real estate broker. Each of these jobs have different licensing requirements and responsibilities. However, they share the same fundamental goal of completing as many property sales as possible. Real Estate AgentReal estate agents are licensed to sell homes and take a commission percentage from the sale. They have to fulfill all of the standard tasks including helping market the property (or represe...
