Here is the most recent Ahwatukee Real Estate Housing Market Report for April 2021:  The average sales price of homes in Ahwatukee dropped to $554,827 in April after reaching an all-time high of $561,707 in March. The price per square foot increased for the third straight month, from $229/sf to $240/sf. However, days on market increased in April from 26 to 29 DOM after decreasing the last two months. The DOM is still very, low, which means demand for homes in Ahwatukee is high, and homes are still selling fast.  Ahwatukee home sales for April increased to 149 homes sold, a 43.3% increase from April of 2020. The US way of conducting life and business has changed recently with the Pandemic of 2020-21. My businesss is real estate and it is certainly affected what I am seeing compared to last last year. Catherine Reagor of the Arizona Republic reported that sales in the Phoenix metro are expected to average about $374,300 when April numbers are finalized based on pending sales, the highest on record! Prices, as reported by Reagor, in the Phoenix metro for real estate have gone up 25% in one year!  We all have heard that certain types of industries are economic downturn or depression resitant and that my go for pandemics too. For years industries resistant to downturns have been: 1. Here is the most recent Tempe Real Estate Housing Market Report for April 2021:  After increasing over $35k in March, the average sales price of homes in Tempe increased almost $55k in April, to a new all-time high of $528,354, and surpassing $500k for the first time. At the same time, the average sold price per square foot increased for the third straight month from $245/sf to $258/sf. Days on market shot up in April to 29 DOM after decreasing the previous three months.  Tempe home sales slightly increased in April from 126 to 131 for the fourth straight monthly increase, and are 48.9% higher than last April. Here is the most recent Gilbert Real Estate Housing Market Report for April 2021:  After a $41,000 increase in the average sales price of Gilbert homes last month, the average sales price dropped from $534,902 to $526,094. At the same time, the price per square foot has continued to climb for the tenth month in a row, and is now up to $233/sf. Days on market has dropped for the third straight month to an all-time low of 16 DOM. This is extremely low, and means that homes in Gilbert are selling very fast!  Gilbert home sales increased in April, and are higher than in April of last year by 12.8%. Here is the most recent Tempe Real Estate Housing Market Report for March 2021:  After decreasing over $13k in February, the average sales price of homes in Tempe increased over $35k in March, to an all-time high of $473,421. At the same time, the average sold price per square foot increased for the second straight month from $239/sf to $245/sf. Days on market has decreased for the third straight month, down to an all-time low of 25 DOM for March.  Tempe home sales jumped in March from 113 to 126 for the third straight monthly increase, and are actually 8.6% higher than last March. Here is the most recent Chandler Real Estate Housing Market Report for April 2021:  The average sales price of homes in Chandler continues to climb up to a new all-time high of $534,984 in April, however, this was a very minimal increase over March (unlike the near $20k increases the previous two months). The average sales price per square foot also continues to increase, and is now up to $239/sf from $234/sf last month. Days on market dropped for the third month in a row, down to a new all-time low of 21, as homes continue to sell very fast.  Chandler home sales are up 46.8% from April of last year, coming in at 370 for April of 2021. This is extremely low, and means that homes in Gilbert are selling very fast!  Gilbert home sales increased by almost 100 over last month, but are still lower than in March of last year by -4.8%. Here is the most recent Chandler Real Estate Housing Market Report for March 2021:  The average sales price of homes in Chandler continues to climb up to a new all-time high of $533,584 in March, another increase of almost $20k from February. The average sales price per square foot also continues to increase, and is now up to $234/sf from $228/sf last month. Days on market dropped for the second month in a row, down to an all-time low of 22 after it increased the two months prior.  Chandler home sales are up 4.7% from March of last year (and the highest they have been in this month since 2018), coming in at 357 for March of 2021.
