So here's the scoop...We get asked every single day, NAY - multiple times a day. "Where is the market heading" or "Is the market slowing down." Its been the question on everyone's mind for what seems to be since the pandemic started. Up until very recently our short answer was "no" its not slowing down at all, in fact its getting harder and harder to buy a house in the Tucson market. A little backstoryTucson has long been a hidden gem of a city. Residents have always enjoyed a relaxed quality of life with higher than national average wages and lower than national average home prices. What a wining combination, right? That coupled with a colorful and diverse community, nationally recognized cuisine, stellar weather, the most beautiful desert in the world and a wealth of activities to ent...

"The Myths Of Solar?"Are rising utility rates burning a hole in your wallet? In the dark about the best and cleanest form of energy you can utilize? Then looks like you should go solar with SolarWRX! But wait, you say. There are certain things you heard about solar that held you back from signing up for this energy system. Fortunately, Mike Masciangelo of SolarWRX was kind enough to provide us some FAQs as well as information about their company to help debunk these so-called "Myths Of Solar."  1. "I can't afford solar right now." There is no cost to get solar. After installation, you pay your solar payment in lieu of your utility payment with the payment locked in.  2. "Leasing is the only option." SolarWRX offers a leasing option but you also have the option to purchase and get 26% of...

Should I Buy Or Wait For Home Prices To Come Down?Should I buy or wait for pricing to come down??I don't foresee housing prices crashing, or even coming down more than, maybe, slightly. The only thing I am seeing now is interest rates rising. I'm seeing rates hover at around 3% this week, slightly up from last week. It's still a good time to buy because affordability is great. That's the measurement. When interest rates are low and prices are high - how is affordability? Well it's better than lower housing prices but with high interest rates... So affordability is what we want to consider, not necessarily the price of the home. That's why those who wait for a market crash are (a) probably not going to see it... and (b) might purchase something that never crashed, but now at a higher int...

Quite a few people are diligently saving for their down payment to purchase a home. This is a wise thing to do especially if you are shooting for 20% down to avoid paying a Private Mortgage Insurance premium required by lenders for down payments less than 20% see, Mortgage Loans Arizona. The issue is what to do with your cash while waiting to purchase your home. Well I am a Real Estate Agent and am not licensed to give investment advice. However, this is a common and important question, and the answer should not be "under the pillow" or in the "sock drawer". As your REALTOR® I can help you find the right house at the right price, but what to do with your cash while waiting to buy? Luckily Julia Carpenter wrote an article for the Wall Street Journal published in Realtor.com on September ...

Homebuyers and sellers are required to pay closing expenses, also known as settlement costs, at the time of settlement or when the sale of a property is finalized. The buyer often bears closing expenses. You may, however, be able to get the seller to cover all or part of the closing expenses if you negotiate hard enough. If you're a buyer or a seller going through the closing process for the first time, closing fees and the procedure itself may be very confusing and daunting. As a result of many variables, including mortgage type, realtor concessions, and other fees, closing costs in Tubac, Arizona, may vary widely. Some expenses cannot be changed, while others may be negotiated. It's possible to have some fees waived in certain situations. Common Closing Costs for Tubac, AZ Home Buyer...
