Here is the most recent Ahwatukee Real Estate Housing Market Report for March 2021:  The average sales price of homes in Ahwatukee increased for the second straight month, to a new all-time high of $561,707. This month's increase over February was over $55,000. The price per square foot increased for the second straight month, from $225/sf to $229/sf after dropping down to $211/sf in January. Days on market also decreased for the second straight month, dropping from 35 to 26 DOM. The DOM is still very, very low, which means demand for homes in Ahwatukee is high, and homes are still selling fast.  Ahwatukee home sales for March took a big jump up to 141 homes sold, which is 45 more homes sold than last month, and a 30.6% increase from March of last year. This month's increase over January was over $35,000. The price per square foot also bounced back up to $225 after dropping down to $211/sf last month. Days on market decreased to 35, after increasing to 40 in January. Days on market increased for the second straight month, from 31 in September to 39 by November. It's pretty typical for this time of year, and at 39, the DOM is still very low, which means homes in Ahwatukee are still selling fast. Ahwatukee home sales are way higher than in November of last year, up 24.0%. The average sales price and price per square foot both increased over last month, with the average sales price reaching an all-time high of $480,873! Days on market has lowered to 31, which is extremely low. Ahwatukee home sales are slightly lower than in September of last year, but remained exactly the same as last month (116). While the numbers of Short Sales and REOs in Ahwatukee are way down from the staggering levels following the market crash about 10 years ago, there are still some properties "under water" and some that have received a Notice of Default, the first step in the process that will result in the Trustee's Sale on the courthouse steps. It's always sad to see people give up and walk away from a home, particularly when alternatives exist which may well be better for them and their lien holders. We've learned that often those who "opt" to let the home go to foreclosure "by default" often believe that their personal circumstances prevent them from doing a Short Sale.   Circumstances such as: Multiple Home Loans IRS Income Tax Liens Past Due Child Support Past Due HOA Fees ...and the list goes on. ...

Although we no longer see the levels of Short Sales that we did a few years ago in Ahwatukee, Notices of Default continue to be issued, meaning that yet another Ahwatukee property is on the path towards foreclosure at auction on the courthouse steps. Suzanne and I wonder why the owners would allow the property to go to foreclosure, rather than investigate alternatives that may be mutually beneficial to themselves and their lenders. Not all properties heading for foreclosure are necessarily "under water" - which theoretically means they could be sold via a "traditional" sale rather than a "short sale" - but circumstances may mean there are other liens attached or other factors that inhibit or prevent the owners from selling the property - whether or not it's a short sale. Short Sales are...
